Gaslight Landing Developers Begin Construction in Virginia’s Historic Downtown Occoquan

Luxury townhomes in historic Occoquan Virginia will feature riverfront and townside units with river views, boat docks and elevators

Mark Granville-Smith and Bob Hagel announced today that demolition and site clearing of the Gaslight Landing development on the site of the former Prince William Marina on Mill Street site has been completed and construction will begin soon. Granville-Smith and Hagel are the developers of Gaslight Landing’s 20 luxury townhomes, which will be built on the waterfront property between the Occoquan Inn and Mamie Davis Park. The homes are expected to be completed in summer/fall of 2006.

“We’re excited about starting the construction of Gaslight Landing, which will complement the town’s historic downtown area,” said Granville-Smith, chairman of the board and chief operating officer of Classic Concept Builders and a partner in the project. “Two groups of five homes will face Mill Street, and two groups of five homes will face the Occoquan River. Because of the buildings’ unique design, all units will have river views.”

“The townhomes add a new residential dimension to the downtown area, and the planned boat docks for each unit will allow home owners to moor their boats just a few steps away,” said Hagel. “We are also extending the town’s new Riverwalk along the river on the Gaslight Landing property.

“Each home has a 3-level living area, an elevator, and a parking area for three cars beneath each home,” Hagel said. “The town houses will have approximately 2,600 to 2,800 square feet of heated living area with 9-foot ceilings on the first floor and a total more than 3,600 square feet of covered area when you include the parking level and balconies."

In an effort to maintain historic accuracy, Hagel and Granville-Smith worked with architectural consultant Robert Schweitzer, an author and professor of historic architecture and colors at the University of Michigan, who reviewed the exterior designs, then selected exterior colors and roofing patterns. This effort contributed to the approval of the project by the Town of Occoquan and the Occoquan Architectural Review Board.
