Although it might not make sense for many homeowners around the country to refinance at the moment, there are still millions of consumers who will be purchasing new homes for the first time, while many others will be upgrading or downsizing their current homes. This leaves a tremendous amount of opportunity for loan originators. Although the rates have been steadily rising and will most likely continue to rise for quite sometime, there will always be a market for purchase business. Imagine having more mortgage applications and leads then you could handle and not having to worry about where the rates are at today. Better yet, imagine all your new business being referred to you by established realtors who have already pre-qualified their clients for you, or who are anxiously waiting to refer them to you. Wouldn’t this be a great world if that was happening? The fact is this is exactly what you can create right now within 30 days if you really wanted to. The reason most mortgage originators haven’t tapped into this Realtor based lead source is simply because they don’t know how. Believe it or not, there is a proven system that has successfully worked around the Country that does just that. Yes, we’ve all heard the horror stories of how difficult realtors can be. It’s scary to think we’d have to depend on working with realtors that are not only difficult to work with but also have a tendency to be abusive or talk down to us. My suggestion is to not work with them! That’s right, I’ve also dealt with many realtors who weren’t that pleasant to work with and I’ve come to learn that I shouldn’t work with anyone for that matter that I don’t enjoy and who doesn’t enjoy working with me. You might be asking yourself, why would any good realtor send me business? Most good realtors already have established relationships with mortgage originators and because of that they wouldn’t send me business. There’s only one reason for a realtor to send you business. Really think about it, if they send you business for no reason, they’re just giving you money in the form of a referral. Why would they just give you money? They wouldn’t! So if they’re going to give you money, shouldn’t you give them money as well? Or at least something of value other than just service? Any realtor referring someone to someone else already expects great service. That goes without saying! So if you’re just expecting to win over a realtor or a set of realtors by just providing great service, which is what all originators are promising. You better be prepared for more rejection than you’ve ever seen! This is one reason why most mortgage originators have come to think of realtors as being difficult. Think about it? Imagine if you were a realtor who receives between four calls on average per week from mortgage originators claiming to have the best service and products. And if that wasn’t enough, you have these other mortgage originators coming in weekly to see if you have any money, I mean leads for them to look at to help you of course. When they tell you don’t they leave these rate sheets for you to ad to your already large collection that the others have left as well. How would you feel? Would you feel that exited about seeing or even hearing from another mortgage originator? And when they catch you off guard and reach you, will you be pleasant? Of course not! If this is the case, how in the world are you going to be able to generate realtor business? Easy! You must get realtors to come to you! You must learn how to make them want to work with you! Where they want and need you and not the other way around, and that’s how to start picking the realtors you want to work with. But how do you get realtors to come to you? You get realtors to come to you, by you also giving them money, I mean business. This is the only way to really generate and create business with realtors. Remember, the good realtors are already working with other good mortgage originators. And even though they’re working with these other originators, they are definitely not going to turn down new leads and new business. As I’ve traveled the Country training realtors and originators alike, I’ve come to know that most of the relationships realtors have with other originators aren’t because the originator helps their business, but for comfort of knowing the person they’re sending business to. It gives them a sense of security knowing that they are working with someone they can count on. Someone they can reach and who will communicate the mortgage process with them and their clients. In most of the Realtor/Originator partnerships I’ve seen, most are not based on the mortgage originator generating the Realtor new business. So it should be relatively easy to start a partnership with a Realtor. Now you must be thinking, “How am I going to generate new business for a Realtor”? One of the most successful ways to generate business for Realtors is by generating leads from homeowners that are looking for a Comparative Market Analysis (CMA) of their home. Most homeowners regardless of whether they’re in the market to sell or buy a new home are interested in what the value is of their home is and that of what other homes in their area are. Almost all homeowners will some day need the services of a realtor to sell their current home and help them buy a new home. Although there will be many homeowners not looking to sell their home, they will be a good future prospect for the realtor and the realtor will have already established a relationship with the prospect. So generating CMA leads from homeowners is a fairly easy thing to do and there are several different ways to go about it. A couple of ways is to cold call or even have canvassers go door to door generating CMA’s, but one of the most successful and easiest ways I’ve developed is with a direct mail piece that generates an amazing response! The mail piece is a copy of the first page of their deed with a return post card that they’ll fill out and send back to you requesting a CMA. The piece is so successful that out of every 100 pieces mailed I’ll typically get 8-12 returned asking for a CMA on their home and a call back from a Realtor. Cost per lead is between $3-$5. This is a very inexpensive and effective way to generate business that you’re now going to use to create new realtor partnerships. Now that you have a successful way to generate a consistent flow of new CMA leads, now you’re ready to start meeting with realtors. The next step once you’ve got some CMA leads that you need to refer to realtors is to find the realtors you would like to work with that you know will also be able to refer you mortgage business. There is a criteria you’re going to use in selecting the right realtor for you. You must remember you now have something of value for them and you should be very selective in selecting who you’ll be referring your leads to. Part of your selection will be realtors who work in the areas you want to work in. Another important criteria is a well known and established realtor who already has a steady base of repeat business that he’ll be able to refer to you. You’ll want to only work with top realtors that have been successfully producing for at least 5 years. You’re now going to create a database of the top realtors you want to work with and call them to let them know you have a couple of clients you’d like to refer to them. You may not reach all realtors, and when you leave them a message letting them know you have some referrals for them, watch almost all of them call you back. In the past you may have had difficulties getting realtors to return your calls or even meet with you, but once you have some referrals for them. You’ll see how easy it is to get them to return your calls and set appointments to meet with you. At this meeting is where you’re going to let them know you’d like to refer them 2-3 CMA leads per week! Now you’re helping their business and putting money in their pocket! In return for your referrals to them, you’d like them to refer you their clients that are looking to get pre-approved for a new home purchase. Now you’ll be able to call the shots and decide which realtors you’d like to work with. Believe it or not, once the word gets around that you’re generating leads for realtors, their going to start calling you to get in on it. In some cases you’ll be able to set up realtor partnerships with several realtor branches where the entire office of agents will use you for their mortgage needs.
