Giancarlo Gonzalez, managing partner of the site, said that in response to the fast-paced progress the business has experienced, it was time to overhaul the site. "As with all technology, you have to continue innovating, if not, you'll fall behind."

The http://compraoalquila.com site has over 6,000 commercial and residential property listings in Puerto Rico and certain stateside markets. The site includes a mix of new and previously owned properties islandwide.

The new features integrated into the Web site that receives an average of 15 million hits per month include: optimzied search tools to allow the user to customize the search as much as they need to; a favorite listings tool that enables users to save the listings they liked the most, and continue searching; a tool that alows users to get an e-mail notice of when a specific property is listed, at a specific time.

"We've been working on several of these features for more than a year. It feels good to finally have it all come together for the benefit of our users," said Gonzalez. "The permitting marketing, an alert system, allows users to receive results without having to be online."

The Internet has quickly become the tool of choice for realtors and private owners to list properties for sale or rent on the island. Gonzalez acknowledged that while the local real estate market may be going through a slow period, the Web has served to connect realtors with buyers from abroad. "While it's true that there is a standstill, we have many real estate brokers who receive calls or messages from Puerto Ricans in Iraq, Germany and the entire U.S. mainland wanting to come back and who are looking to buy," he said. "So even if the local market is slow, if you have the tools to market outside the island, you can move the economy."
