Spanish Property in 2007 Boom or Bust? You Decide Consolidating the collective knowledge and experience of three top Spanish property experts, Nubricks.com launches The Great Spanish Property Debate, its most informative overseas property podcast to date designed to put the record straight, on what the future holds for prospective buyers and sellers of property in Spain. Southampton, UK (PRWEB) May 31, 2007 -- Overseas Property Hub, Nubricks.com (http://www.nubricks.com), today announces its second Spanish podcast 'Great Spanish Property Debate (http://www.nubricks.com/archives/351/spanish-property-podcast-2/)'. This hour-long show contains information that buyers, sellers and owners of property in Spain all need to hear and forms the next instalment in Nubricks second overseas property podcast series.
"Our podcastees are professionals who have an impartial, bird's eye view of the Spanish property market" explained host Adam Samuel, Nubricks resident podcaster "resident 'Spanish Property Doctor' for the Sunday Times Mark Stucklin's wealth of Spanish property knowledge, Martin Dell's attention to Spanish property search and statistical detail with Kyero.com and the market analyst expertise of Aguirre Newman Wynn Williamson, combine to offer three unique perspectives on the business of Spanish property (http://www.nubricks.com/archives/category/areas/property-in-spain/) and whether it will boom or bust in 2007."
Nubricks recent blog on Astroc Mediterraneo's plummeting stock price is part of a spate of media coverage the Spanish property market has recently received, some of which has painted an excessively dire outlook hinting at a possible property market crash in Spain. "People have heard about maybe a property crash in Spain which is not the truth that was a misrepresentation of a stock market adjustment" clarified Mark. Longer standing issues such as Costa del Sol corruption and the land-grab issues have seriously dented property buyers' confidence and indeed sellers"I would argue that a lot of it is pretty over hyped, but hasn't helped to encourage people to invest their life savings in Spain right now, which undermines a very strong desire -- especially amongst British buyers -- to buy property in Spain"
Martin is frank "come and take a look for yourself, I think the opportunities are certainly there, I think there are several very distinct markets in Spain and probably many, many micromarkets" and gives Adam the exclusive scoop on a new set of analytics due to launch on Kyero.com soon which measure an area's popularity. "The results of our popularity indicator are quite surprising. In terms of pure volume of activity Granada is the most popular province" reveals Martin who goes on to reveal which provinces are up and coming hotspots and those locations losing popularity.
This educational Spanish property podcast (http://www.nubricks.com/archives/351/spanish-property-podcast-2/) touches on all aspects of property in Spain in 2007; •What conclusions we can draw from online search trends •How the new Ley Suelo will improve urban planning, leading to better designed developments responding to demand for example, for more properties with golf courses and public infrastructure •Advice for individuals with properties in Spain to sell •What areas prospective buyers should keep their eye on Wynn hints at an untapped market "garages are very profitable in a lot of major cities like Madrid and Barcelona, even some smaller places like Salamanca and Tarragona".
It is no secret, interest in Spanish property is declining but interestingly it is the number of non-serious people that has declined quite dramatically. People buying, just for utility reasons -- to have a home to use, in the sun -- stayed constant over the last year to two years. As for price per square meter of a property, according to Wynn "we are still seeing increases across Spain, but the increases just aren't as much as they were previously but over time, we're going to see prices start to rise again."
Mark concludes, "Spain is not a meltdown market where property is being given away free. When you really boil it down to what do you get, what you get in Spain is a much greater overall package and value than in what they refer to as the emerging markets, I think Spain has got no competitors when it comes to quality of life in the heart of Europe, in a nice climate. I just cannot believe anyone would lose money on good quality property in Spanish coastal areas over 10 years."
There is a common misconception that now property in spain (http://www.nubricks.com/archives/category/areas/property-in-spain/) is all just low-hanging fruit ready to be picked, almost at throw away prices, but this is not the case as long as Spain remains the top market for Britons buying property abroad. The Association of International Property Professionals 2006 International Property Market Report shows of some £20 billion spent on overseas property by British buyers in 2006, nearly 1/3rd of the overseas properties bought are in Spain, further compounding the evidence, the Scenari Immobiliari Outlook for 2007, revealed Spain enjoyed the highest increase in real estate turnover in Europe last year, with growth of 8 per cent in 2006, compared with 3.9 per cent in Europe as a whole.
