Barratt American's 'Sell Fast' Program Spurs Sales of Existing Homes

Barratt American is now offering the firm's unique 'Sell Fast' program at its Southern California new-home communities. Designed to help move-up buyers sell their existing home fast, under this program Barratt arranges and pays for the existing home's appraisal and, upon close of escrow on the new Barratt home, will pay the homeowner the difference between the appraised value and the achieved sales figure.

Perris, CA (PRWEB) January 28, 2008 -- For new buyers who have an existing home to sell, Barratt American is now offering its 'Sell Fast' program for a limited time at all Barratt new-home communities in Southern California, according to Jeffrey Pitzer, vice president of sales.

"Our Sell Fast program is designed to remove the long waits, hassles and disappointments associated with resales in today's market and to ensure that sellers obtain a selling price founded on an independent professional appraisal," Pitzer said.

"Barratt American gives you the cash you need for the new-home purchase by covering the difference between the approved appraisal value and the selling price obtained through Barratt Realty. It's truly a win-win situation for move-up buyers."

Under this long-established, market-proven plan, Barratt arranges and pays for the appraisal on the existing property. The homeowner is then encouraged to sell the home at a price agreed upon with Barratt and perhaps below appraised value, with the aim of achieving a faster

sale.

At the close of escrow on the new home, Barratt pays the buyer the difference between the approve appraisal value and the achieved sales figure. The maximum amount credited to the new-home buyer will not exceed an amount agreed upon by the buyer and Barratt prior to the sale of the earlier home and may include an extra one percent commission to the selling broker.

At some Barratt developments, including Americana within the Villages of Avalon community in Perris, Calif., this program may be offered alongside the builder's Home Trade-in Program.

"For families and individuals eager to obtain the desirability and master-planned lifestyle of Americana, this innovative program may be the perfect solution," Pitzer noted.

At Americana there are only five homes available for sale, two production residences offered from the mid-$300,000s and three wholly upgraded model homes from the low $400,000s. The two production units afford virtually immediate move-in. Americana purchase counselors have full details on a new $50 total move-in package. Call (951) 657-0127 now to find out if you qualify. Brokers are welcome.

The Southern California builder is sharing the upfront cost of many of the numerous financing programs at the award-winning Americana community, Pitzer added.

There are below-market interest rates on both 30- and 40-year mortgages. Payments are in many cases less than rent for a similar or even less desirable residence. One creative loan program enables new homeowners to live rent/mortgage free at first, with "rent" credited toward

the down payment for full ownership. VA, FHA and conventional mortgages are available.

Barratt's "Good Neighbor" program at Americana currently provides an additional five percent discount for military personnel, police officers, firefighters, nurses and teachers.

Barratt American is dedicated to a high level of customer service, before and after purchase, a mandate of company President Michael D. Pattinson. This long-standing company policy continues to earn awards for excellence in peer-supported national competitions. Now in its third decade of building acclaimed residences in prestigious locations, Carlsbad-based Barratt has provided more than 18,000 homes from Kern to San Diego counties.
