Award-winning realtor Dana Green says that the inventory of Lafayette real estate is lower than it has been for a while, making it a great time to sell for those who have been waiting for favorable market conditions.

Green knows what she is talking about. In a single recent week, two of the Contra Costa real estate professional’s listings attracted 8 to 10 offers each. Although exciting on the surface, Green attributes the bidding competition to the properties’ highly-prized neighborhoods where inventory is almost always low, regardless of market conditions.
“Multiple offers are not the norm for all properties,” said Green. “Today’s buyers are smart and real-estate savvy. Many have studied our market for some time, and not every property that comes on the market interests them.”
Inventory may be low, but that doesn’t mean buyers are going to jump on everything that hits the market, warns Green. She says that they’ve been patient, and many are prepared to continue to lie in wait.
“Today’s buyer wants it all—great price, location, neighborhood and property conditions on a lot with usable land and privacy,” said Green. “If you’re in the market to sell, it’s all about presentation.”
Green points out that sellers can’t change their lot or location, so it’s critical to make sure the property shows well, is priced right and is in top condition. And, even if the seller has pulled together the most attractive package, the list price still matters. She says that a low asking price is critical for attracting multiple offers.
