President of Income Realty Advisors Patrick Moorton said the company’s goal is to acquire up to $100 Million in sale-leasebacks over the next 12 to 18 months through the purchase of prime corporate properties including banks, restaurants, retail and medical offices that will then be leased back to the current owners on a long-term triple net leased basis.

Sale-leasebacks allow property owners to free up cash for operations and replenish working capital while still maintaining control of their facilities through a long-term triple net lease.

“Business owners seeking to enhance liquidity in today's difficult credit environment should consider a sale-leaseback as a source of alternate financing,” Moorton said. “Leasebacks offer an alternative to conventional financing as a means to raise capital and allow business owners to unlock capital without giving up control of their real estate.”

Net proceeds from a sale-leaseback may be used to reinvest in a venture that will produce a higher yield or a company may receive a higher return from allocating capital for uses including: acquiring another company; buying another building; expanding the company or reducing debt, Moorton advises.
