August, 2003 -- Have you ever wanted to buy a home, but didn't know where to start? Have you wondered if you qualify for down payment assistance, zero down programs, or even if you could buy a home? The free home buying seminar planned for October 4, 2003 is set up to answer these questions and many more.
"Many people out there are renting and they don't have to.", said Kevin Freels, branch manager for Carteret Mortgage, the sponsor of the event. "For the same monthly payment of a 2 bedroom apartment, many people could be living in a $75,000 3 bedroom house. Most of the time this could be done without a down payment!"
The free seminar is expected to draw people from all walks of life. Anyone who is interested in finding out how to buy a house is invited to attend. The first hour of the seminar will cover topics such as how much house a buyer can afford, rent vs. ownership comparisons, How to select a home, home inspections, buying vs. building, and the various mortgage products available to obtain a home. The guest speakers include a realtor, home builder, and a mortgage broker.
Following the 1 hour presentation, there will be a 1 hour question and answer session where attendees will be able to approach the various speakers and have their questions answered. On hand for the Q&A will also be an insurance agent, a home inspector, and title company representative.
"I am very excited about this wonderful opportunity!", exclaimed Trevor Periard, a loan officer for Carteret Mortgage. "We are going to have all the various people necessary in a real estate transaction under one roof. A person who buys a $75,000 home instead of rents could be $88000 wealthier in 10 years than they would be renting. If I can get one person to quit wasting their money on rent, it will have been worth it."
Mr. Freels also had this to say, "The traditional barriers to home ownership in the past are coming down. A down payment, regular job, and perfect credit are no longer required to buy a home. We have had cases where buyers had a 1 day old bankruptcy and no money to put down and we succeeded in getting them into their own home. We are also able to qualify some people for 100% financing even when we have no way to prove their income!"
According to Mr Periard, the ability to buy a home comes from a variety of factors such as the property, ability to repay the loan, and credit. No single factor decides whether or not a person can qualify. "Many people don't realize this. They think they need perfect credit and huge down payments with stable jobs. That's why we have come together, to get this information out there."
While it is true that the barriers to home ownership have come down, not everyone who wants to can qualify to buy a home in their current circumstances. For those people Mr. Freels has this to say,"Every situation is unique. For those that can't currently buy, we will be glad to sit down with you and walk you through the steps necessary to qualify in the near future. There's no reason why anyone shouldn't be able to qualify within a two year period."
