In today's world, your most important and first ally, should be a local Real Estate
Attorney. A major change in the Real Estate Industry since I retired has been the
introduction of Buyer Agency. I consider that to be a major benefit to all parties involved
in the Sale if it were used correctly. What I have observed is the Buyer Agent attempting
to collect her/his Fee from the Sellers proceeds. What a ridiculous notion. If you choose
to hire a Realtor® to list and market your home, he/she will have earned the negotiated
Fee when the closing occurs. 50 years of field experience in all facets of the Real Estate
Industry has proven to me, that in any type of market condition, buyers are a dime a
dozen for a home priced to local market conditions. If a buyer wants Exclusive
representation, he/she/they should be willing to sign a Contract with the Buyer Agent
stating the amount they will pay their agent outside of the closing.
In my opinion, the days of Commission payments are numbered. A Fee for Services
Rendered Menu is more appropriate to the higher prices prevailing across the Country.
Other than first time buyers, first time sellers, and a few other exceptions such as a
single person living alone, I would recommend trying to sell it yourself and put the saved
Commission into your Tuition or Retirement Fund. There is certainly an abundance of
Free help to be found on the Internet.
