2.   Not preparing the property for sale! A properly priced and packaged properly will sell itself. When people are looking to buy a house, they are not looking to buy a building; they are looking for a home and a sanctuary. Cosmetic issues such as a broken glass and dirty walls will distract the potential buyer from the beneficial features of your house. Before you can prepare your property appropriately you need to understand the ideal buyer for your house.
3.   Ineffective marketing! There are two parts to marketing- a) profiling your home clearly and attractively and b) creating buzz and awareness for your property. Color Pictures go a long way in getting people interested!
