Called Broadway 655, the 23-story building at the southeast corner of Kettner and Broadway will be the first new Class A downtown office building since One America Plaza opened in 1991.

Tom Gable, GCS partner, will manage the account, with assistance from partner Rick Cook and Jennifer Chidester, account manager. Gable managed the public relations program for Regents Square, two successful Class A office buildings Lankford developed in the Golden Triangle, plus programs for other high-rise offices, including 101 West Broadway (originally the Wells Fargo Bank Building) and 701 B Street (formerly Imperial Bank Tower) in San Diego and another Lankford high-rise in Sacramento.

The 410,000 square-foot mixed-use development will include 356,000 square feet of office space, parking for 765 cars, 16,677 square feet of restaurant and retail space, and a four-story residential component on the E Street side. According to downtown planners, Broadway 655 will have technology and efficiencies that are 15 years newer than the next newest building.
Michael Johnson, managing partner of the project architect, Carrier Johnson, said Broadway 655 will provide stunning views of the city, bay and Mexico, plus be people-oriented and flowing at the street level, with bright and open lobby areas, shops and restaurants. The building will feature the latest energy-saving cooling, heating and office lighting systems, plus broadband and fiber optic capabilities.
The anchor tenant is the law firm of Milberg Weiss Bershad Hynes & Lerach, LLP, the worlds largest law firm specializing in class action litigation. Milberg Weiss will occupy more than 135,000 square feet of the top seven floors of the building. Other tenants include Best, Best and Krieger, Peterson & Price, and Lankford & Associates, Inc.
Construction began in December 2003 and the first tenants are expected to occupy the space in spring 2005, Lankford said.
