Integrated Property Investments Ltd (IPIL) and Fyshe Crestar, the UK's only Shari'ah complaint stock-broker, have announced that, from today, investors will have access to the country's first property investment product structured to adhere to Islamic law. The Beacon 1 Limited Partnership Fund will invest in commercial property across the UK, with the aim of delivering an annual distribution of 7.5% throughout its seven-year life.
Acting as the sole distributor of the Beacon 1 Limited Partnership Fund to the IFA community, this product will complement Fyshe CrestarÂs existing stock broking services by offering clients direct access to a professionally managed commercial property fund.

ÂWith around 2 million Muslims currently living in the UK, the range of investment opportunities open to them that comply with their religious beliefs has historically been quite limited. The Beacon 1 Limited Partnership Fund gives the community the opportunity to invest for the longer term in the asset class of Commercial Property. Commercial property is seen by many as being a greatly under-used sector for private investment, offering good yields. Because of this, it is hoped that the fund will appeal to a wider audience beyond the Islamic community.

The fund, which is an unregulated collective investment scheme, will be managed by London-based Integrated Property Investments Limited (IPIL), an established team of property, investment and financial professionals. The Principals of IPIL have over 50 years combined experience, and along with the management have invested in excess of US$ 1.5bn in real estate, which generated returns of over 20% p.a. on liquidation.
The minimum investment in the fund will be Â£10,000, with a total of at least Â£3m needed to progress. Subscriptions will close by March 31st 2004.
