South Market Center Will Be Focal Point of City

Frederick, MD (PRWEB) April 12, 2004 ---South Market Center, a vibrant new commercial office and retail project to be built in the heart of the historic business district, will become the cornerstone to the newly branded SoMar" area on Carroll Creek.

With Class A office space and bright, contemporary retail floor plans, the three-story South Market Center will combine modern business amenities with a classic brick design that takes its inspiration from the 18th and 19th century structures that surround it.

South Market Center has all necessary approvals and water allocation, and construction will begin in the fall. When completed, the first floor will encompass 14,000 square feet, ideal for two or three restaurants and a retail store. A patio overlooking Carroll Creek will add another 8,000 to 10,000 square feet to the ground level spaces and provide an attractive outdoor area for dining. The second and third levels will house prime office space with a 25-space parking area under the structure.

South Market Center marks the first investment with necessary approvals by a private entity along the Carroll Creek corridor and joins public spaces such as the Delaplaine Visual Arts Education Center, the C. Burr Artz Public Library and the downtown MARC Transit Station. The SoMar area will eventually include South Market Commons, a luxury residential project across the creek that is part of Tavels second phase of development.

Retail stores that until now have not considered downtown Frederick as a location will like what they see with South Market Center," says Richard Griffin, director of economic development for the City of Frederick. While most existing downtown retail space is narrow and deep, shoppers buying patterns indicate modern retail space should be designed just the opposite."

Bringing new space on line will help enhance the already strong restaurants and retail we have downtown and will provide an opportunity for a blending of retailers that have not previously looked at downtown as a possible location," Griffin adds.

South Market Centers downtown, top-of-the-line, Class A office space with some on-site parking, proximity to the parking deck and potential for ownership is very appealing. South Market Center will be built in the space between the Carroll Creek parking deck and the creek itself, on land previously used as a metered city parking lot. The parking meters have already been removed from the lot, which will soon be unavailable for parking.
