A common problem plaguing many new homes is water getting into the basement. A recent study of new home construction revealed that 44% of new homes built in the U.S. develop problems with wet basements, leading to mold and mildew growth, and the resulting health and liability issues. With this alarming statistic, the need for proper waterproofing in new home construction is greater than ever.
Aquaseal USA Inc. has developed the Dry Shield System, an inexpensive two-part process for waterproofing the exterior and interior foundations of new homes, which guarantees the basement floor will stay dry for a minimum of 20 years.
The first part of the system is applying AquasealÂs Gray-Coat to the outside foundation. Gray-Coat is a gray, water based, liquid rubber coating that is sprayed, brushed or rolled onto the concrete. It comes ready to use, with no heating or priming required, and can easily be applied to a standard house foundation in a couple of hours. Gray-Coat cures quickly to form a seamless, flexible membrane that can bridge small settlement cracks in the foundation and provide a waterproof seal that will not deteriorate over time. Its gray color also means that it blends in with the concrete, so the applicator doesn't have to worry about spraying above the foundation line.
The second part of the system is installing an inexpensive edging over the interior footing called CactusBoardII that forms a 3/8" space between the basement wall and floor, allowing any water that might penetrate the foundation (from form ties, pipe penetrations, windows, etc.) to drain down into the stone aggregate under the floor and into the footing drains or a sump pump.
