1.   What style apartment are you most comfortable with? Before you start working with a broker, you want to make sure they have the same sense of style as you do. Finding someone who shares your sensibilities will greatly help your chances of finding an apartment that does the same.
2.   What neighborhoods & buildings are you most familiar with? No matter how long a broker has worked in Manhattan, nobody is an expert in every neighborhood. Prices, availability, new construction and schools, among other items are are important elements to finding an apartment you want to call home. And no one person can keep up with the changes going on in every neighborhood. So if someone tells you they handle all of Manhattan, they probably do, but they dont do it very well. Look for someone who knows Soho and Tribeca, or someone who knows the Upper East Side and Midtown, or someone who knows The West side. That is someone who will have an inside track to the neighborhood.
3.   Do you work with buyers or sellers? It is important to know whether your broker works with buyers or with sellers of property. A broker who works with buyers is more likely to understand your needs, and will be better prepared to work with you through the entire process. A broker who is used to working with sellers may not be used to the longer process of showing multiple listings before closing.
4.   What apartments have you sold recently? Knowing what neighborhoods and what buildings a broker is familiar with is essential to success. If their last sales were in new developments, that is probably an area theyre going to steer you into when they cant find you that nice brownstone you wanted because that is what they are comfortable doing. Remember, buying a home anywhere is a long process. So make sure you work with someone who not only understands what you want, but what the process is for getting it.
5.   How many other brokerage firms do you work with? The only correct answer is all. No single brokerage firm has more than 20% of the exclusives on the market at any given time. So its important that your broker knows other brokers inside and outside their agency, and is able to work with them to get you what you want. If they cannot or will not, it is only going to hurt your chances of finding what you are looking for.
