“We invite homeshoppers to come out to next weekend's sales event and see why Ladera Ranch is so special,” said Anne Marie Moiso, director of marketing for Rancho Mission Viejo, master planner and developer of Ladera Ranch. “Living in Ladera Ranch is a hometown experience for all ages and lifestyles rarely found in new communities today. Homeshoppers looking for a close-knit community will love the variety of social opportunities including the community clubs formed by residents, the community Intranet, the great parks and amenities that have become Ladera Ranch's great gathering places, the excellent schools, shopping, and so much more."

Recreational facilities and gathering centers are everywhere at Ladera Ranch, including four village club facilities, a 25-acre regional sports park, fun-for-the-kids plunges and water play parks, an old-fashioned Town Green with gazebo bandstand, and numerous other parks. Winding pathways lead to 1,800 acres of scenic open space that surround the community. Ladera Ranch also will be home to Wagsdale Park this spring, the first community dog park available in an Orange County master-planned community.

For growing families looking for a place to raise their children, education is a top priority at Ladera Ranch. The Ladera Ranch public schools are part of the highly regarded Capistrano Unified School District and include Chaparral Elementary School (K-5), the shared campus of Ladera Ranch Elementary School (K-5), and Ladera Ranch Middle School (6-8). Also located on this shared campus is Ladera Ranch’s own public library. A fourth public school, Oso Grande Elementary, is planned to open this fall.

Ladera Ranch’s two private schools are the Stoneybrooke Christian Schools for elementary and junior high students and Montessori of Ladera Ranch, a preschool for children between the ages of 2 and 6.

Close-to-home shopping is available at Bridgepark Plaza and the 25-acre Mercantile East retail center, highlighted by a Kohl’s Department Store while the 15-acre Mercantile West center, a pedestrian-oriented downtown plaza, offers a variety of neighborhood shops and boutiques. Now embarking on its five-year anniversary since its first move-ins, Ladera Ranch is preparing to debut some of its last remaining neighborhoods. Next weekend's sales event will contain new home opportunities in the following two villages:

Terramor

Planned to encompass a total of 1,260 homes within a dozen neighborhoods, Ladera Ranch’s eco-friendly village of Terramor is the largest “green-oriented” village of its kind in the nation. Highlighted by the nearly complete Central Paseo that will run the length of this village, Terramor has been designed around a network of paseos, arroyos, courtyards, greens, gardens and activity areas. Energy-saving photovoltaic panels grace many Terramor rooftops, and electrical-vehicle recharging stations are available in every home’s garage. Terramor’s green-constructed homes are built to exceed statewide energy-efficiency requirements by at least 20 percent.

Terramor currently offers an outstanding variety of attached and detached residences reflecting four authentic architectural series: American Heritage, Spanish Traditional, Cottage, and Settlers, which incorporates both Cape Cod and Colonial styling. Home prices currently range from the high $300,000s to more than $1 million.

Covenant Hills

As the last new village to make its debut in Ladera Ranch, Covenant Hills is the only gated village in the community whose custom character will be enriched by eight Estate-Caliber Neighborhoods built from some of California’s most renowned homebuilders. The first five Estate-Caliber Neighborhoods and the beautiful Covenant Hills Clubhouse, which will be the 722-acre village’s social centerpiece, are now open.

Covenant Hills Custom Homesites offers views of the city lights and the San Juan Capistrano open space and will range from approximately 10,000 square feet to more than half an acre, inviting families to participate in the Covenant Hills Signature Builder Program or to hire their own architect and builder in realizing their special vision of home. Selected architectural styles for Covenant Hills custom homes include Spanish Revival, Italian Revival, Colonial Revival, Craftsman, English Revival, and French Revival.

Covenant Hills’ detached Estate-Caliber residences are currently priced from the $800,000s and expected to range up to more than $2 million. Prices are anticipated from the mid-$700,000s for the attached custom homes.

Master-planned by Rancho Mission Viejo, LLC, the Ladera Ranch property is co-owned by Ladera Development Company and DMB Consolidated Holdings, LLC. Both Rancho Mission Viejo, LLC and Ladera Development Company are owned by the O’Neill and Moiso families and other non-family individuals. Phoenix, Arizona-based DMB Consolidated Holdings, LLC is a diversified investment company with interests in a variety of real estate, manufacturing and business endeavors.
