Mouseprice.com's property analysts have recently compiled an analysis of the 200 Most Expensive Streets in England and Wales.

(PRWEB) April 14, 2005 -- Despite a big increase in property prices at the lower end of the market over the last few years, recent analysis from www.mouseprice.com reveals the full extent of the remaining inequality in the street values across England and Wales. The results are remarkable!

Property analysts at www.mouseprice.com have compiled a list of the top 200 streets, localities and small towns within England and Wales, which provides a new insight into the property market throughout England and Wales.

The analysis provides a list of residential streets that are based upon the average property selling price of streets that have had more than 5 property transactions since April 2000. It may surprise some that Kensington Palace Gardens, home to both the Sultan of Brunei and F1 racing boss Bernie Ecclestone, does not top the list. However, this street is comprised of no more than 20 private homes that rarely exchange hands. Because these homes rarely transact, they have been excluded from the analyses due to lack of reliable valuation evidence.

The rankings favour streets where the properties are larger on average and hence more expensive. For example, it should come as no surprise to any Briton that properties found in the Kensington and Chelsea area tops the list of most expensive streets. As an area well known for the wealth laden streets, Kensington and Chelsea claim 31 out of the top 50 streets in England and Wales. Ranked 1st on the list is Earls Terrace. This should not come as a surprise to most, as it has rows of homes that have been recently renovated, bring an element of modernity to a classic terrace within the most desirable borough of London. Residents of Earls Terrace enjoy gated security, swimming pools and south facing gardens. Residents of past and present include Elizabeth Inchbald, a romance novelist, she lived at Number 4, Earls Terrace in the early 1800s. To the more modern reader, it may be of interest to know that JK Rowling, author of the 'Harry Potter series currently resides on this street.

Alongside Kensington and Chelsea, the City of Westminster contributes to the most expensive streets as well, as they make up 158 out of the top 200 streets. In other words 78.5% of the most expensive streets ranked in England and Wales. While one can see that residences in Kensington and Chelsea have a good number of properties that are worth a few million, it may be of interest to some why some other streets comes up a little short. The Little Boltons, home to Madonna, fairs comparatively poorly on the list, and this is due to the rather large number of flats in the area making the average cost of ownership much less than in Earls Terrace for example.

For those interested in properties outside of London, one will be keen on knowing that top properties can be found in the desirable Southwest of London- within the M25. This includes places such as Weybridge, Esher, and Walton -on-Thames. Weybridge can be found at Number 15 on the list, which is Warreners Lane, Weybridge. Warreners Lane is centrally located in Weybridge and is one of the most exclusive private estates in Southern England. It is located near St. Georges Hill Lawn tennis club. Warreners Lane, located just minutes from St. Georges Hill, provides residents with a CCTV security, squash and tennis courts, and a fitness centre with its own indoor pool! With all of these goodies it is no surprise that this area offers its residents a wonderful living experience.

It should be of no surprise that the Thames riverside offers home owners rather nice properties, homes along the river are in high demand and this is reflected in the price these command. Nearby to Warreners Lane, Weybridge, one can find Number 25 Kings Warren, Oxshott. A second street located in the Oxcart areas, is Birds Hill Drive. This street came in at the number 37 spot, with an average price of just over 3 million. This area, also offers beautiful homes and sprawling estates. A well known resident of this area includes Professional Golfer Colin Montgomerie.

Moving away from the Southwest of England, we move up north to Winnington Road in North London. This street takes the Number 9 spot. The average price for homes here almost reaches 3 million pounds! There is no doubt that this is a highly sought after area.
