Commercial Texas LLC, a leading Central Texas-based commercial real estate services firm dedicated to providing clients with experienced and strategic real estate guidance, announces Bracton (Trac) Baker Bledsoe, formerly with PacTrust, L.P., has been named Vice President of Financial Services and will be leading the firm’s efforts in commercial real estate investment sales. The firm has expanded its practice areas with a new Financial Services Group dedicated to investment property sales.

Bledsoe, with over a decade of experience, previously pursued acquisition and development opportunities, and managed operations for office, retail and industrial assets in the Austin and Dallas markets for the PAC/SIB portfolio of properties in Texas with PacTrust and its local general partner Means Knaus. Bledsoe, as local market representative for PacTrust, played an integral role on the team that created an asset base of over 1.3 million square feet in the Austin and Dallas markets through development and acquisition. Prior to his tenure with PacTrust, Bledsoe worked with the Trammell Crow Company, in Dallas with the Bank One Corporate Services Division, and in Atlanta, where he participated in the development of three Class A multi-tenant office assets in suburban Atlanta totaling over 400,000 square feet.

Primarily focusing on investment sales in the Austin and San Antonio markets, Commercial Texas’ Financial Services Group will work in conjunction with Andrea Peskind, Senior Director, and Ken Page, Senior Director, of Cushman & Wakefield of Texas, Inc. As part of the “Hill Country Initiative,” the two firms will be working together to service the needs of sellers and buyers of commercial real estate throughout Central Texas.

“Commercial Texas has been seeking an experienced investment sales practitioner who could fully leverage the opportunities in Austin and San Antonio. Trac has a unique, strong background and a great deal of high-level experience. He’s a positive asset to the firm,” stated Michael Kennedy, President, Commercial Texas.

Kennedy and his team at Commercial Texas have extensive experience working in conjunction with Cushman & Wakefield of Texas, having handled some of the largest transactions in the region. These include the sale, in 1993, of One Texas Center, a 213,000 square foot suburban office building on Barton Springs Drive; the sale of the 400,000 square foot Hobby Building to the State of Texas; and, in 2000, the $23 million sale of Lavaca Plaza in downtown Austin.

“There have been few brokers of Trac’s caliber available for commercial real estate sellers and buyers in the Central Texas region. We believe our firm’s recognized experience, our number of qualified professionals, and our focus on service, coupled with Cushman & Wakefield’s expansive reach, creates a compelling proposition to those looking to sell and acquire commercial real estate assets,” states Kennedy.
