Zier Index Reports Real Estate Bubble Continues in Crestone, Colorado
Mattie Zier, who prepares an index of property values in the Baca Grande (Big Cow) area of Colorado says that the first quarter of 2005 shows real estate up about 15% during the first quarter. This is most obvious for vacant land, which usually sells for the asking price
(PRWEB) May 15, 2005 -- Lots here are the cheapest in the United States -- only $5,000 or $6,000 for a lot worth $20,000 to $30,000." Mattie said recently, and the land is among the most beautiful in Colorado, close to the Great Sand Dunes and the Sangre de Cristo mountains."
Of the original 10,000 lots, only about 2,000 remain for building and less than 1,000 have underground utilities. It is expected that about half the remaining lots will be reserved for nature trails, conservancy, and greenbelt easements. There is a nice airport, lake, motel and 8-hole golf course plus riding stables.
There are about 100 federal campgrounds nearby with a huge swimming pool by a crocodile farm.
Located just minutes south of Denver, this is the next destination resort in the style of Telluride or Aspen, but land prices are still $20,000 to $30,000 below national average.
Several sources list Saguache County as one of fastest growing in US. And the price and the beauty of the Baca Grande have people from Denver and Santa Fe buying second homes there. This has triggered a more rapid growth than any seen over the past 30 years with even more anticipated. Prices are up about 10 % so far this year.
This community has fully improved alpine lots with underground utilities and some are on paved streets.
