SarasotaÂ?s downtown waterfront is rapidly being revitalized and the luxury developments are appreciating at amazing rates as SarasotaÂ?s diminishing asset (waterfront property) cannot be reproduced.

The steady increase in prices in Sarasota hasn’t slowed home sales because “Everybody wants to live in Florida,” said RE/MAX Properties real estate agent, Annette Smith. She notes that finding Sarasota homes under $200,000 is just about impossible. Sellers are getting 98 percent of their list price, or in some cases over their list price.

According to many realtors in Sarasota, buyers are coming from Naples and the East Coast of Florida because they perceive Sarasota as less pricey with better amenities. Sarasota has a shortage of available housing bringing the Sarasota real estate market into line with other waterfront communities. Sarasota real estate prices substantiate that the city is becoming a high-end luxury real estate market; and rightly so, as Sarasota is rich in beauty and culture -- Sarasota has it all.

Residing in one of the elite Sarasota neighborhoods, shopping, and working districts grant owners special access to many of the city's exciting amenities. An outstanding array of stores, galleries, restaurants, cafes, coffee shops, nightclubs and pubs are in most areas, including world-class shops of famous St. Armands Circle. Famous personalities can be seen browsing, shopping and dining on St. Armands, a high-end shopping venue.

Of course, Sarasota’s climate, warm enough to grow gorgeous orchids and tropical mangos, additionally tempts wealthy investors and celebrities who flock to Sarasota to buy condos as it revitalizes downtown and continues to build luxury waterfront property with views showcasing Sarasota Bay and the Gulf of Mexico. Sarasota’s diminishing asset (waterfront property) is in hotter demand than ever, as retirees and baby boomers are picking out properties before retirement. This is creating a low real estate inventory and pushing prices up.

The Tower Residences at the Ritz-Carlton, offer downtown luxury, views of Sarasota Bay and the Gulf of Mexico, along with the world-class services of the Ritz-Carlton. Also downtown, scheduled to open in the summer of 2005, is One Hundred Central where you can live, work and play all within a few blocks.

Whole Foods Market, the word's largest retailer of natural and organic foods is the anchor tenant of One Hundred Central along with a complete retail complex. Units on the market currently are priced from the upper $700,000s.

New Sarasota condos or converted condos are on the move with trendy new projects changing Sarasota’s skyline. Sarasota ranked second to Bradenton with a 36 percent increase of a median price single family house increasing to $326,300.
