Mr. Goldstein explains that many home owners and their families who fail to pay their mortgage are subjected to a depressing and embarrassing process through which they lose their home, their credit, and many times are left penniless or even homeless at the end. One option which these home owners have to save their credit before the foreclosure is to sell their property. The conventional real estate market cannot always address their needs since the sale process is very slow and costly. First, the sellers need to locate a trustworthy broker who will charge a brokers commission if they are able to sell the property. Secondly, Mr. Goldstein says, the owners need to wait for their potential buyers to obtain financing for the acquisition through conventional lenders. This can be a long process which does not always come to fruition. Even if financing is secured quickly, the foreclosure procedure is often completed before the sale of the property is finalized.
