In a world plagued by dishonest corporations, corrupt executives and accounting scandals, social responsibility has become a rare commodity. Yet one Staten Island company is looking to change that, a block at a time. Tal Goldstein, the President of Best Home Properties, says: ”As part of our daily routine, the Best Home Properties team always keeps in mind our social responsibility to the community in which we engage in business. Since most of the properties we acquire and rehabilitate are located in middle to low income neighborhoods, we want to be certain that the community benefits from our operations. Our acquisition, rehabilitation, and resale of properties bring about several direct benefits to members of the community and to the owners of distressed properties.”

Mr. Goldstein explains that many home owners and their families who fail to pay their mortgage are subjected to a depressing and embarrassing process through which they lose their home, their credit, and many times are left penniless or even homeless at the end. One option which these home owners have to save their credit before the foreclosure is to sell their property. The conventional real estate market cannot always address their needs since the sale process is very slow and costly. First, the sellers need to locate a trustworthy broker who will charge a brokers commission if they are able to sell the property. Secondly, Mr. Goldstein says, the owners need to wait for their potential buyers to obtain financing for the acquisition through conventional lenders. This can be a long process which does not always come to fruition. Even if financing is secured quickly, the foreclosure procedure is often completed before the sale of the property is finalized.

This is one area where Best Home Properties finds its unique purpose and attempts to remedy the situation. Mr. Goldstein explains: “By purchasing properties which are in the pre-foreclosure stage, we allow the owners to avoid the foreclosure process, save their credit, and receive cash quickly. Since both our due diligence and acquisition processes as well as our financing abilities are well established and standardized, we are able to acquire a property within 14-21 days from contract signing. This is usually fast enough to stop the foreclosure process and to save the owners' credit.” As an added service to their clientele, Best Home Properties helps clients find new housing arrangements which fit the clients' budget, allowing people to start anew with affordable housing, salvaged credit and disposable income.”

“It is also important to note that our property rehabilitation process improves the aesthetic appeal of the neighborhood,” Mr. Goldstein adds. “This increases the value of homes in the vicinity and enhances the net worth of other property owners in the neighborhood. Last, but not least, is our contribution in the area of job creation. Our company's daily activities create jobs and pay wages to residents of Staten Island, providing sustenance to families and further improving quality of life for everyone.”

In today's volatile environment, social responsibility is becoming increasingly important. Best Home Properties is proud to make a contribution. Together with our customers, we look forward to further improving our neighborhoods and continuing to serve the needs of our community.
