Las Vegas Condo Hotels and Las Vegas High Rises: New First Phase Projects Announced! Las Ramblas Begins Presales!

Since the sellout frenzy at the Hard Rock Hotel earlier this year, the sizzling Harmon Corridor has become the most sought after address in Las Vegas, and reservations are now being taken in Phase 1 for Las Ramblas, a new high rise and casino project backed by celebrity George Clooney. Starwood's exclusive W Hotel is also soon to follow with reservations starting in the last quarter of 2005.

Related Las Vegas along with Centra Properties, George Clooney, and Rande and Scott Gerber, have announced the launch of Las Ramblas, a 25 acre mixed-use development with 11 high rise towers along a fabulous boulevard modeled after Las Ramblas in Barcelona Spain. At the end of the boulevard there will be a 300 room 5 star hotel with 370 resort condos, and adjacent to the hotel is the Point Tower with an additional 557 resort condominiums.

Two other buildings on Harmon Avenue called the Gateway Towers will contain 285 and 344 condominium units respectively. These four buildings represent Phase 1 of Las Ramblas. Altogether Las Ramblas will have nearly 8 million square feet, a proposed upscale casino, spa and health club, dining, shopping, 19 bungalows, 1326 condo hotel units, and 2764 residential condo units.

More elegant standards will be encouraged in the casino and surrounding shops. "We have this romantic notion of a place where you put on a jacket or a dress to go to dinner," said Clooney, 44. "We will have some sort of dress code so that it will feel like you are walking into a more formal Las Vegas of a different age or a classic Monte Carlo casino."

Features of this new project include: panoramic views of the Las Vegas Strip, covered valet parking, white gloved doorman, concierge, state of the art on-site security, 24-hour room service, cascading pool overlooking the boulevard and offering private patios, cabanas and gardens, priority access to on-site gourmet dining created by internationally renowned chefs, professionally managed spa and fitness center, business center and conference facilities, fully furnished units with exquisitely designed contemporary interiors and furnishings by internationally acclaimed Keith Hobbs of London-based United Designers, European style kitchens with granite countertops and state-of-the-art appliances, gorgeous bathrooms with elegant marble flooring and countertops, twin sinks, custom-designed vanities, walk-in marble showers and spa tub in master bath, flat screen plasma televisions, studio, one, two and three bedroom units, as well as penthouse suites and pool-level bungalows, multi-story penthouse residences and bungalows with private rooftop terraces and pools, the city’s first ever open air pedestrian promenade, restaurants, clubs and lounges from Rande Gerber’s After Midnight Company, private bungalows with pools and a large main pool area with private cabanas, and a 30,000 square foot spa.

Clooney has also committed to donate 25% of the profits from his investment to the "Make Poverty History" campaign, which calls on world leaders to focus on the needs of the poor.

A 10% deposit is required at contract in November 2005 and a further 10% at ground breaking in early 2006, with completion estimated to be sometime in mid 2008. Reservation deposits for the residences at The Gateway will start at $30,000 for a one bedroom unit, $40,000 for the two bedroom units and $50,000 for the three bedroom units.

Reservation deposits for the condo hotel units will start at $25,000 for studios, $50,000 for one and two bedroom units, and $100,000 for penthouse and bungalow suites.

W Hotel is also coming to Las Vegas. Edge Resorts has entered a joint venture with Starwood Hotels and Resorts and will be a 75 percent owner of the Las Vegas W hotel, while Starwood owns the remaining 25 percent and will manage the hotel. The property, intended to be a flagship for Starwood, will have more than 3,000 rooms and condos, a 75,000 square foot casino, and about a dozen restaurants and upscale clubs. The hotel will be constructed at the corner of Harmon Avenue and Koval Lane, just behind the Aladdin (soon to be the Planet Hollywood) and MGM Grand, and right next door to the massive Hard Rock Hotel and Casino expansion.

Condo hotel and residential units will go on sale sometime in mid-October priced from approximately $550,000, and offering a combination of poolside cabanas, studios and one and two bedroom condominiums all attached to the W hotel. This will be the W brand's first project to include a casino. Construction should start in early 2006 and expected completion is in 2008.
