(PRWEB) September 21, 2005 -- This seminar is designed to provide an in-depth review of a commercial real estate acquisition transaction in California from the preliminary stages of procuring a Letter of Intent, through negotiating the Purchase and Sale Agreement, conducting appropriate Due Diligence, negotiating title insurance coverage and closing the transaction through escrow. While the seminar will benefit those with no experience, it will be most beneficial to those who have some real estate experience.
David L. Colgan is a partner at Nossaman Guthner Knox & Elliott LLP. He has 30 years of experience in land use, environmental and real estate law. He represents landowners, developers, cities and companies in matters of land use and environmental regulation, and in the acquisition and sale of property. Mr. Colgan also prepares and negotiates agreements, and conducts due diligence investigations for clients. Additionally, he has over 25 years of experience in dealing with school fee issues, and is a key member of the California Building Industry Association legal team that helped draft and secure passage of SB 50 in 1998, the historic school facilities financing and developer fee reform legislation that became effective with the electorate approving Proposition 1A, the $9.2 billion school construction bond issue. He is also a member of the statewide CBIA Schools Finance Task Force. Mr. Colgan has experience advising land development clients on issues relating to community facilities district and assessment district proceedings, and recently has advised clients on prevailing wage requirements connected to bill SB 975. He earned a B.A. degree from the University of Kansas and a J.D. degree from the University of Missouri-Kansas City School of Law, where he was on the Law Review and student editor-in-chief of Urban Lawyer.
Kenneth S. Kramer is a partner in the transactional real estate practice group of Nossaman Guthner Knox & Elliott LLP. His practice involves the representation of developers and investors in regard to office, industrial and retail property transactions, including acquisitions, sales, leasing and financing. He has also assisted clients with ground leases from both private parties and governmental entities, addressing concerns related to the purchase and sale of contaminated properties, and telecommunications licensing of buildings and conduit. In the commercial acquisitions area, Mr. Kramer has represented clients in the acquisition and sale of single and multi-building office properties, multi-property industrial and R&D portfolios, vacant land for development of headquarters office parks and retail facilities, and retail shopping centers, including acquisitions of properties through the competitive bidding process. As counsel to the owners of such properties, his practice also includes substantial leasing work for the properties, including office space leases, industrial building, space and build to suit leases, and retail leases.
Sharon Yarber is a vice president and senior commercial underwriting counsel in LandAmerica Financial Group, Inc.s Commercial Services Division, which issues title insurance policies of its family of insurers: Lawyers Title Insurance Corporation, Commonwealth Land Title Insurance Company and Transnation Title Insurance Company. Ms. Yarber, who obtained her B.A. degree from UCLA and her law degree from the Southwestern University School of Law, has over 25 years of experience as an underwriting counsel for national title insurance companies and has extensive experience handling complicated, high-liability commercial and industrial transactions. Ms. Yarber is chair of the Title Insurance Sub-Section of the Real Property Section of the Los Angeles County Bar Association, is a frequent lecturer to both attorney and non-attorney customer groups, and regularly conducts training sessions for in-house title and escrow staff.
