Kier Management Awarded Property Management Contracts; Company to Manage Residential and Commercial Properties

Kier Management will oversee all aspects of property management under these contracts. The company will enforce the Covenants, Conditions and Restrictions (CC&R), process all accounting and monthly reports, coordinate board meetings, schedule and supervise all vendors and subcontractors to ensure the exterior of the properties as well as landscaping, yard maintenance, and snow removal are executed in a timely, cost-effective manner. Additionally, Kier will provide commercial leasing, renewal and construction management services.

In February, Kier Management assumed responsibility for the Mountain Ridge subdivision, a 187 single family HOA located in Ogden. The company will also be managing Antelope Village. Situated in Layton, this recently-developed townhouse community features 68 three-bedroom units with 2 ½ baths and attached garages. The property was designed to incorporate common green spaces and the feel of a small neighborhood. Residents enjoy amenities such as yard maintenance and snow removal, two of the responsibilities Kier Management will handle under the contract. Students at Brigham Young University (BYU) utilize the Royal Crest Apartments in Rexburg, Idaho for off-campus housing. In addition to maintaining the property, Kier will also enforce the BYU off-campus living standards and honor code as it pertains to student conduct. Under the July 1st property management agreement, Kier Management will oversee maintenance on 57 units, each housing six students. The fourth residential contract was awarded in June by the Bonne Villa complex in Ogden. Kier Management is currently supervising mechanical heating, ventilation and air conditioning upgrades on the majority of the units.

Kier Management also has been awarded two commercial property management contracts. Cavendish Office Complex, located at 536 24th Street in Ogden, is a one-level complex that features private office entries. Additionally, Kier is conducting a market evaluation on the complex’s adjacent site, which is slated for future development. The owner of Pepper River Industrial Buildings, located in the Ogden Industrial Park, has engaged Kier Management as well. Developed in 1999, the property is an industrial service-oriented facility with a high visibility location. The company will administer interior and exterior maintenance for both properties.
