La Vista PK, LLC has announced its plans to build a beachfront luxury condominium adjacent to Gulf State Park and Federal Preserve in Perdido Key, Florida. La Vista, located on the eastern end of the Federal Preserve, will consist of 17 residences. Each will occupy an entire floor and feature floor-to-ceiling panoramic views of the adjacent preserve and the Gulf of Mexico.

The sprawling 5,500 sq. ft. residences have four bedrooms and four-and-a- half baths along with living areas designed to take advantage of the views. "The land next door to La Vista is federally protected from further development so we wanted to take full advantage of those views that will never change," says Butch Shivers, President of La Vista Pk, LLC. "The architect did a wonderful job of designing a building that achieved that goal."

The one residence per floor design of La Vista may mark a trend in beachfront development. The developers of La Vista had success with Nautilus, another one floor per residence development in nearby Orange Beach, Alabama, suggesting a market for a more affluent buyer who may want more privacy in a development that doesn't have rental units. This type of design also allows a higher level of security. Amenities for the common areas tend to be more refined and personal because of fewer residents. La Vista has an outdoor kitchen on the outdoor pool area, as well as a well-appointed kitchen inside the third floor common room for entertaining or family gatherings.

The amenities at La Vista are second to none and meet the aspirations of the most discerning buyer. The kitchens are equipped with appliances from top manufacturers, such as Wolf, KitchenAid, Sub Zero, Broan and U-line. The entire residence has 18" X 18" travertine throughout and 10'3" ceilings in the living room, lounge, dining, office, foyer, all bedrooms and a portion of the master bath. The interiors are detailed with a Level 5 finish with bull nosed corners on all sheetrock, trim and crown molding. Curtain wall window systems and sliding glass doors are designed to new Florida building code specifications for wind loads and impact resistance.

La Vista's location may be its most attractive selling point. Perdido Key is located on the western end of the Panhandle of Florida and is home to some of America's most beautiful beaches. The sugar white sand along the beach and dunes are the reason a large portion of the key is set aside as a national seashore. La Vista is located on the eastern end of Gulf State Park and Federal Preserve, a two mile stretch of protected seashore dotted with sea oats and scrub oaks, insuring that residents will enjoy a sanctuary of luxury next door to a sanctuary of nature.
