While Other Sites Cave to Real Estate Agents Demands, LGR.net is Resigned to Continue Offering Free Listings
Disgruntled over lost revenue, estate agents have successfully bullied some of the largest property web sites into terminating all private sellers from advertising on their portals. Recognizing that we live in an Ebay culture of do-it-yourselfers, other companies like LGR.net are stepping in to embrace this growing segment of private advertisers.
(PRWEB) November 27, 2006 -- In what seems to be a growing trend in the UK, the summer of 2006 saw Primelocation.com joining other top property web sites (Propertyfinder.com, Rightmove.co.uk) that have terminated their services with private advertisers. For Sale By Owners, or FSBOs, account for 13-18% of home sales, so why discontinue the Home For Sale By Owner free listings? Many think it was pressure from agents, disgruntled from a growing competitive market and decreased revenues. With an increasing number of retail and rural properties for sale, UK property sellers have had to scramble to find other ways of advertising.
Realizing the medium as a viable real estate advertising arm, other companies have increased their presence on the Internet by embracing the do-it-yourself consumer. Sites like LGR.net will continue to offer Home For Sale By Owner free listings, along with many other useful marketing tools. These tools include online property video streaming, For Sale and To Let signs, property brochures that can be printed for easy distribution, and instant email notification about registered buyers and prospective tenants.
Vladimir Romaniv, owner of LGR.net acknowledges that their free home buyer listings are good, but the real value comes in the additional marketing assistance. "Our aim is to make the process of moving home as easy as possible for everybody."
LGR.net still attests to the valuable services of estate agents, which they also welcome. Their intimate knowledge is often invaluable, especially for the listings of homes overseas. However, they still plan to offer services and products for private sellers that increasingly have no where left to turn.
Web sites that have discontinued their Home For Sale By Owner free listings are missing out on a huge population because estate agents aren't the only ones with retail or rural properties for sale. UK property owners have embraced the Ebay mentality. And more buyers (as many as 79%) are turning to the Internet to gain access to all the listings, not just those offered by agents. Romaniv notes that the For Sale/To Let boards on LGR.net has become increasingly popular as more people recognize the advantages of selling and letting privately. A survey conducted by LGR.net reveals that having an outside board presence increases the number of inquiries by 50-70%.
Primelocation.com and others may have alienated the private seller, but sites like LGR.net are updating their products and carrying out initiatives designed to welcome all advertisers with open arms. Because the private sector isn't going away and the consensus is that Internet real estate marketing is here to stay.
