Although the site was developed with the currently stressed home seller in mind, buyers are encouraged to use the service as well. Buyers who negotiate the commission with their agents gain leverage when making an offer because the lower their agent's rate, the less the seller will have to pay at closing.

"Traditionally, the seller paid a 6% real estate commission: 3% to the selling agent and 3% to the buying agent. With house prices at all time highs, these commissions are really adding up. Our site makes it very easy for someone to find an agent that is willing to work for less," Cole says. With the average home price hovering around $220,000, clients can save over $2,000 by negotiating a 1% discount.
