The home market has turned soft, more so in some markets than others. According to Standard & Poor's housing index the nation fell nearly one percent in January 2007, compared to a year ago. This can make the process of selling a home stressful. From a national perspective growth hasn't been this slow since 1994. Some areas such as Arizona Scottsdale real estate are not feeling as much pain as the rest of the country, while some cities in Michigan are above average on the financial pain threshold.

It has become critical to the process of marketing a home to set the right market price. "If you want to stimulate a sale, you should set your market price at the low end of fair market value," says Jeff Daley, a Scottsdale, Arizona based real estate agent with Keller Williams® Realty. This will generate more interest by buyers and position your home strategically in a soft market that may decline even further. Make Your Home Inviting
Remember what is said about first impressions? Give your home some curb appeal. Go to the curb and look at your home for areas that could use improvement. Does it need paint, landscape maintenance, do the children's toys need to be put away, or perhaps some flowers along the sidewalk would provide some wow factor. What is the first thing you experience when you enter the home? If it's has stinky smells, tons of kids toys, or knickknacks everywhere it can turn off a potential buyer quicker than you can turn your lights off. Fortunately, there are some inexpensive things homeowners can do on their own to attract a buyer. Whether you live in a cozy Townhouse or a 5,000-square-foot Desert Mountain home, make your space feel as open and clean as possible. Get rid of clutter, organize the closets and remove all personal items that may make it more difficult for someone to imagine living in your house. Your real estate agent can help you determine the best way to stage your home to maximize its appeal.

Mitigate any possible Surprises
A home inspection that reveals a large list of items that need repair can hinder a sale by weakening your negotiation position. Always have your property inspected before you place it on the market. The benefits are many. First, it's always less expensive orchestrating your own repairs. Second, its items that will probably make you feel more comfortable prior to the sale and you'll also avoid any nasty last-minute surprises that could derail the transaction should the buyer's inspector discover a hidden flaw, such as mold or roof leaks.

Advertise to the World
Excellence in marketing is a must in getting your home sold today. Make sure you have listings that catch the eye and that you're taking advantage of the internet online real estate listing web sites. The National Association of Realtors (NAR) says that 80 percent of people start their real estate searches online. While it used to be enough to place a couple of marginal photos, buyers now prefer a host of pictures, and virtual tours so they don't waste their time touring a home that doesn't meet their requirements.

If you're selling your own home hire a professional photographer or hire a REALTOR® who uses one for their advertising. For an average home the very minimum number of pictures should include six photos that include your homes best features. They should include a view of the outside on a sunny day, the family room, dinning room, a representative bedroom and bathroom. Incentives can make the difference
The days on market for homes have grown and in some areas they continue to grow to larger numbers. New home developers are once again offering incentives for purchasing one of their homes. Does it make since to include an incentive on your home? You bet. If you have a home that would qualify for a first time buyer, make it easier for them to purchase the home by offering to pay for part of all of their closing cost. If you installed a 46-inch plasma TV with a surround-sound stereo system in the living room, offer to include it with the house. It may be easier to leave it behind than dismantle it and take it with you anyway. Offer to pay for the Home Warranty Insurance up front.
