"Traditional property investors in the UK are really starting to feel the pain now," says Rob Best, an investor who bought his first property back in 1988, before there was such a thing as a Buy-To-Let Mortgage.

His tenants love his model so much, they're more than happy to pay 20% or more over and above the market rent, which contributes to a very healthy monthly cashflow. In fact, this strategy spits out cash at no fewer than 27 points during a typical 2-year cycle.

Requiring no deposits, getting cash out at completion, and getting higher-than-market rent are just three of the key features of Rob's strategy. It is also a force for social good.

"On the one side, we help people who have a house, and who no longer want it," says Rob, "and on the other side, we give first time buyers access onto the property ladder that is simply not made available to them through the traditional routes. At the end of a deal, both sides are delighted with the outcome, and I've added to my portfolio and made some money in the middle. It is a truly Win-Win-Win strategy."
