According to market statistics released by , the Crystal Beach area housing market is the brightest in the lone star state, boasting a 47% increase in sales for 2007.

People come from all over the country to visit the Bolivar Peninsula, home of Crystal Beach, for its beautiful beaches, bays, boating, birding, saltwater fishing and affordable coastal residential homes . Crystal Beach is a bedroom community and oceanfront resort convenient to Beaumont, Houston, and Dallas and is becoming the Hamptons of the Texas Gulf Coast.

Its close proximity to two major urban centers, international airports, and rural atmosphere, has made this a favorite destination for families looking to escape the hustle and bustle of city life. It's low crime rate and small town feel, as well as great boating and fishing opportunities, have attracted people to the Peninsula for decades.

The Bolivar Peninsula is experiencing tremendous growth, sparked by Royal Dutch Shell Motiva's 8 billion dollar refinery expansion. Bechtel Engineering was awarded the development contract for the expansion which broke ground in last December.

In Port Arthur - Royal Dutch Shell's Motiva operation is doubling the size of the oil refinery it operates with it's Saudi partner - making it the biggest in the nation and one of the largest in the world. Also several new Liquefied Natural Gas facilities are being developed in the area.

Beaumont - The Valero Energy Corporation is investing $2 billion in a new refinery and Eastman Chemical is investing $1.6 billion for a new gasification plant. The gasification plant will take a byproduct of crude oil refining and gasify it for use in plastics.

All together, about 20 billion dollars is coming into the to the energy corridor of Beaumont-Port Arthur. This massive influx of capital and employees from around the world is fueling a construction, small business and service industries boom from Galveston to Beaumont. This is the largest capital investment in Texas history and prompted Business Facilities magazine to name Texas the #1 state for economic development.

These large capital investments are just one of the reasons the Crystal Beach Bolivar Peninsula area real estate market is booming - with significant sales growth reported for 2007. Total sales increased 47% and the median price increased 12%.

One example success story on the Bolivar Peninsula is the Audubon Village Resort, which is closest to the new energy plants.

Mike Stuart, marketing representative for Audubon Village Resort, says: "We are already seeing increased sales activity from the Bechtel engineers, support staff, executives, and their families. We expect even more as the expansion gears up and moves into full swing. Professionals and their families are moving in to fill the many new positions. Demand for our affordable oceanfront homes is strong. Demand for investment properties and rentals are likewise strong."

Statistics reveal that while the rest of the country is near recession and the national housing market is in a crisis, the Bolivar Peninsula has never looked better. So why is this quaint little town bucking the national trend?
