Joseph P. Derhake, a 15-year veteran of the environmental and engineering consulting industry, has established Partner Engineering and Science Inc., an El Segundo-based firm that will provide due diligence services for real estate transactions.
Derhake says that the impact that projects have on the environment has become a signficant issue in the past decade or so. "The country's sensitivity to environmental issues has never been higher.: says the company president. "Cleaning up environmentally impacted properties allows real estate professionals to find the highest and best use of the asset and creates a safer place for everyone to live and work."
In order to provide his clients with the most accurate information when it comes to a site's physical condition, Derhake has developed Property Condition Evaluations. This type of assessment allow real estate inventors, lenders and equity funds to get an up-close look at the condition o fthe asset they are acquiring. Remedial Cost Estimates is another one of Derhake's product specialities that permits real estate professionals to prudently complete transactions on contaminated properties.
