Nashville home sales slump but luxury market remains reasonable
versus other areas of nation.
Brentwood, TN (PRWEB) April 3, 2008 -- To say that the near term future of real estate is an enigma for many in this country would be an under-statement. "I've been meeting people who have moved here from the coastal states and they are just blown away by how much house you can get for your money…I'm not concerned about finding a buyer for our projects because for a lot of people moving in from out of town these homes are a steal."
Although affordability may be a large factor as to why luxury homebuyers are flocking to Nashville, there is one common factor that most discerning buyers are searching for in a home purchase - amenities. "It's not just about square footage anymore," says Sarratt. " High end purchasers have come to expect things like Viking appliances, outdoor kitchens, separate master bath suites, elevators and movie theatres…so that's how we build them." Uncertain interest rates and tightening lender practices are making affordability tough in the middle and lower end of the market. Luxury home purchasers however are generally more impervious to the volatility of the home market and base their decisions to buy less on price and more on the amenities that a home has to offer as well as its location. "We have a client that just relocated from the west coast and is planning to build a 12,000 square foot estate on a 2.5 acre lot in Cambridge Downs," continues Sarratt, "back in California they couldn't have afforded to make that dream happen….thank God for Nashville."
