Book "Besting" Predicted Landslide shift in Real Estate

Massive demographic changes of Baby Boomer demand has influenced real estate values and demand

Charlevoix, MI (PRWEB) July 12, 2008 -- "As you read this text 6 people every minute are turning 60 years old in America, the graying of our population will change the housing market in many dynamic ways. This text is meant to help you see some possible real estate trends and opportunities." This prediction was written over 2 years ago when the housing market was not in crisis.

So begins a book by Vacation Finance CEO Bob Waun called "Besting or Better Nesting: between Empty Nesting and the Old Age Home". Besting was published in the summer of 2007 but has held up as a predictive warning to the real estate industry that second homes are more than just part time cottages, they are in fact 'future primary residences'. Demographic shifts describe clearly where this massive population is heading and may be moving there sooner than others have predicted. Besting is a comprehensive study of the options available to second home seekers and the new creative options they may choose, as well as a statistical summary of why this shift is different from previous migrations in America.

78.2 Million US Baby Boomers will retire in the next 15 years (or less) and they are already beginning to seek out their nests. They are not downsizing, they are up sizing, building McMansions, buying luxury and amenity laiden properties like condo hotel, fractionals, destination clubs, timeshare and other exotic forms of real estate ownership options. The housing crunch on the surface looks like it has slowed the second home market, but in many ways it has hastened the migration. Down sizing and early retirements have motivated boomers to move sooner to their retirement destinations, leaving behind a glut of large suburban single family homes in traditional neighborhoods.

"Not my parents retirement... a visionary and insightful read on real estate expectations of an aging nation" said Dante Alexander, President of the National Association of Condo Hotel Owners.

This is a must read for anyone interested in the real estate or resort and vacation ownership industries in the coming decades.

Boomers, Empty Nesters are becoming Besters - Better Nesters. The Next American Dream is not to settle for down-sizing, we are super-sizing, amenitizing and multiplying our retirement nests. The second home real estate market is poised to shift - Besting describes this demographic landslide.

Waun is also a regular contributor to Travel Girl Magazine and www.SecondHomeNews.com.
