This focus on high end buyers is unusual - most relocation agents rely heavily on 'mid-market' corporate clients - but London and Brighton based Manse & Garret has no corporates on its books, offering an extremely bespoke service aimed very much at individuals at the very top end of the market. Furthermore it's an emphasis that is becoming more pronounced in the credit crunch.
According to Director Karelia Scott-Daniels: "We deal with homes from £3/4 million upwards, but increasingly the volume is coming from the top end and a smattering of first time buyers. At the moment mid-market buyers are struggling to sell their homes, but the very wealthy can rent out existing homes or just leave them empty and they can afford to invest now, while there are bargains to be had. The upper end of the rental market is also quite healthy, although prices are dropping because of the number of reluctant landlords who can't sell and are looking to rent instead."
So how do you cater for the top end buyer or tenant? A 'garret' may be a pied-à-terre 2 bedroom apartment on the South Bank or a mews house in Mayfair. While a 'manse' will be located in a sought-after area such as St John's Wood, Holland Park or Hampstead, and typically boast 5-6 bedrooms plus staff quarters, garaging for 2-4 cars - and crucially a large, private non-overlooked garden (which can be a challenge in zone 1).
According to Karelia, large his and hers dressing rooms and bathrooms, a media room, nanny quarters and an extremely high spec 'unlived in' look are standard requirements. While clients who may include A-list celebrities and high profile individuals mean extensive confidentiality agreements are par for the course and the option of discreet 'off-market' purchases is popular. In addition, the extremely wealthy tend to be financially astute, and the Manse & Garret team, with a background in property development rather than the more usual ex-estate agency, come into their own in price negotiation and using their development expertise to identify properties which will deliver a good ROI in the long term.
Karelia explains: "We almost always save clients more than our fees, so our service is self-funding. Our fee is usually 1.5%, compared with saving clients upwards of 20% at present."
