Maria Alm in Salzburger Land is one of Austria's most popular destinations, offering hours of skiing in the winter, and in summer, the area is a sanctuary for hikers and ramblers. The surrounding region boasts 250km of marked hiking paths around the Steinernes Meer, Hochkönig massif and the Hundstein which, at 2,117m, is Europe's highest grass covered mountain.
This pretty village lies at 802 metres above sea level, and together with the neighbouring mountain villages of Hintermoos and Hinterthal, offers panoramic views of the Steinernes Meer and the mighty Hochkönig ("High King") mountain that stands at a towering 3,000m. This well-established town has a population of less than 10,000 people and an atmosphere rich in natural beauty and adventure.
The Hochkönig ski area offers some of the best skiing in Austria with 150km of pistes, 36 ski lifts and 37 mountain restaurants. In winter, the grassy mountains around Maria Alm provide perfect conditions for deep powder snow and hours of cross country skiing.
A number of legislative changes in the past 15 years have made investing in Austria a more viable option, creating fresh opportunities for overseas investors to enjoy the benefits of an Austrian lifestyle while earning a stable return. This latest development from AlpenParks offers alpine lovers a secure return on investment with the opportunity to earn competitive rental returns of 5.5% per annum (minimum).
Hotel Haller is a four star alpine wellness centre providing 'good for you' indulgence and easy access to the many outdoor attractions of Maria Alm. Haller is designed to relax and revive body and mind. Its first class spa facilities include a Pinzgauer sauna, organic herb sauna, almer stone bath, sole team bath and a myriad of massage and beauty treatments.
The ski lifts are within walking distance from the hotel and key tourist facilities can be reached within only a few minutes, including: Dorf Jet Maria Alm (cable cars and a 6-seater chair lift), the "Simmerlift" night skiing piste, access to cross-country trails, ski bus stop, nursery ski school, ski rental and local amenities. The alpine golfing is also first rate with more than 20 golf courses in the near vicinity.
The new apartments will have internal access to the hotel and owners will be able to utilise the hotel's restaurants, spa and cleaning facilities as needed. It's the perfect 'lock up and go' holiday home; owners can use their apartment for eight weeks each year, and, when not in personal use, the apartment will be rented out with all maintenance handled by hotel Haller. Owners can also specify if they want their apartment to be restricted to non-smokers or no pets for example.
The ground floor apartment will have three bedrooms and sleep eight. The other four apartments will have two bedrooms and sleep six. Owners will have the opportunity to have input into the design of their apartment, and each will be completed to the highest specification and will include an allocated parking space.
Maria Alm is only 70 minutes drive from Salzburg, 1½-2 hours drive from Munich airport and 30 minutes from the German border. It can also be reached from Salzburg by train.
"AlpenParks is offering the perfect holiday home with a difference - owners will earn a minimum of 5.5% pa in rental income, and will enjoy a luxury hotel Haller apartment in Maria Alm which offers an abundance of winter and summer activities," says Jonathan Jennings, Director of AlpenParks UK.
Apartments range from €262,000 - €341,000 and include all the costs of solicitors, notaries, and taxes. The mortgage market in Austria is very stable as banks only lend up to 60% loan to value, usually over a period of 15 - 25 years. AlpenParks can arrange mortgages with a number of different Austrian banks.
To encourage long-term investment, the Austrian authorities impose a capital gains tax of up to 50% if the property is sold within ten years. If sold after this time however, the tax is waived completely. There is also no inheritance tax for next of kin or relatives, and there are no taxes on assets in Austria, other than a minimal property tax which ranges from €70 to €100.
AlpenParks is delighted to offer lifestyle investors the opportunity to earn competitive returns by owning exclusive mountainside apartments in Maria Alm.
