In her monthly Washington, D.C., housing market update, Donna Evers, president and broker of the largest woman-owned and- operated residential real estate firm in the Washington Metro area, found positive news in the June numbers for the close-in DC housing market.
In her report, Evers & Co. Real Estate (http://www.eversco.com) President and 30-year industry veteran, Donna Evers highlighted that June was the first month in 2009 that the dollar volume of sales was better than the same period in 2008, which may signal an encouraging change in market direction. The dollar volume of sales in all of 2008 was down 30.7 percent compared to 2007, while the dollar volume of sales for the first six months of 2009 is down only 10.6 percent from the same period of 2008. In addition, the dollar volume of sales in June 2009 was 4 percent higher than it was in June 2008.
Evers also called attention to prices in the first six months of 2009 being down a whopping 16 percent compared to a 1.8 percent decline in 2008.
"Although the price decline is an apparent negative to sellers, price reductions have gotten the market moving again," said Donna Evers, president and broker of Evers & Co. Real Estate. "Prices are the last element to decline in the housing cycle, and the fact that there was a 3.8 month's supply of inventory in June versus a 6 month's supply last June is a good sign."
Evers also indicated that upper bracket properties are still selling slowly in general, but properties on the market from $500,000 to $800,000 that are priced correctly are selling briskly in all three areas of the close-in Washington, D.C., marketplace.
