Enjoy sunsets over the Chesapeake Bay in your newly constructed waterfront vacation home in the heart of a charming coastal getaway.

Max Spann Real Estate & Auction Co., a national auctioneer of elite properties, has scheduled a builder's close-out auction on 14 units in the Harbour Light community in Crisfield on Saturday, Nov. 14 at 11 a.m. at the Loews Annapolis Hotel, 126 West Street, Annapolis, MD.

Minimum bids start at $75,000 for three-bedroom, two-bath units with original asking prices as high as $570,000.

Harbour Lights is a newly constructed community that features amenities such as large, gourmet kitchens, open floor plans, master bathrooms with whirlpool tubs, large closets, master bedrooms with direct waterfront views of the spectacular Tangier Sound.

Units also feature screened porches and balconies, fireplaces with custom built-in entertainment centers, beveled glass entry doors and elevator service. A private marina with 25-, 30- and 40-foot boat slips are available at a deep discount for Harbour Light residents.

"This is a great opportunity for anyone who has dreamed of owning a home on the Delmarva Peninsula, but has been frozen out by the high cost of waterfront property," said Max Spann, Jr., the auctioneer. "This is a once-in-a-lifetime opportunity to own a vacation home in one of the most beautiful coastal areas on the East Coast."

Spann said preview dates are scheduled from noon-2 p.m. on Sunday, Oct. 25, Saturday, Oct. 31, Sunday, Nov. 1 and Saturday, Nov. 7. Harbour Lights is located at 103 Williams Street, Crisfield, MD.

Crisfield is located on the Chesapeake Bay off Tangier Sound and near the mouth of the Little Annemessex River. Founded as a fishing village in 1663, the city is known worldwide for its seafood, including Blue Crabs, Oysters, and many varieties of fish. Cruises leave daily from the Crisfield port to Tangier Island and Smith Island. Nearby Janes Island State Park offers an array of activities including hiking, camping, picnicking, swimming, boating, and fishing.

Spann said Harbour Lights was conceived and approved for construction at a time when the market for vacation homes on the Delmarva Peninsula was much stronger. The economic downturn has created unique opportunity, as vacation communities on the Delmarva Peninsula and elsewhere are being auctioned at prices that are affordable to a larger group of prospective buyers.

"In this economy, real estate auctions are becoming an increasingly popular way for developers to sell their property," Spann said. "It's the best way to sell a large number of properties within hours. It also sets a true market value for the properties."

In the last several months, Max Spann has sold more than 200 condominium and townhouse units on the Delmarva Peninsula as well as in New Jersey at auction. At each auction, the units were sold in less than an hour.

On the Delmarva Peninsula, Max Spann successfully auctioned 20 units this summer in the luxury Marina View community in Dewey Beach, Del., 14 condominiums and townhomes in the Residences at Waterside community in Cambridge, Maryland, and 22 units at Sunset Bay Villas in Chincoteague, Va.

In October, Max Spann is also auctioning million dollar luxury townhomes in the Carriage House Row on the Brandywine, a gated community in the Highlands section of Wilmington, De., and 40 units in the Justison Landing community on the Christina River in Wilmington.
