Accent Realtors, Tulsa Oklahoma, announced today that for the second consecutive month, company sales were almost double that of the same time period last year. So, are tax credits offered by the federal government stimulating the real estate market in Tulsa, Oklahoma? The Greater Tulsa Association of Realtors (GTAR) reported last week that October 2009 sales were up nearly 14% from October 2008. According to Harriet Dunham, President of GTAR, the sales increases may have been due to the original deadline for the first time home buyer tax credit of November 30.

Experts have claimed that Tulsa is weathering the recession better than other parts of the country. Accent Realtors, a Tulsa real estate company, is optimistic that the announcement of the extension of the first time homebuyer tax credit and the additional tax credit offered to long time homeowners will continue to provide a necessary incentive for qualified buyers.

Tulsa has a relatively stable housing market. Home values never take the large swing that both coasts do, but the area has definitely seen a proportional increase in the number of short sales and home foreclosures. According to Paul Wheeler, owner and one of the Tulsa Realtors at Accent Realtors, “The market is changing. In order to service the market successfully we must be flexible and adjust our way of doing business to accommodate the changes’” For this reason, Mr. Wheeler has obtained the Certified Distressed Property Expert (CDPE) designation and is uniquely qualified to help homeowners interested in selling their homes as a short sale, avoiding the foreclosure process. Once rarely accepted by lenders, in today's world short sales are becoming an increasingly viable option. A short sale is not a typical real estate transaction, as many additional parties are involved in the transaction. As a Certified Distressed Property Expert (CDPE) Mr. Wheeler has the expertise to communicate and negotiate with these other parties, including the lender or loan servicer and its’ representatives

Earlier this year, Forbes named the Tulsa area “No. 2 in the midsize category for being among the Best Cities for Job Growth, No. 5 in the category of America’s Most Livable Cities, and No. 12 in the category of America’s Fastest-Recovering Cities.” Tulsa has also been ranked the “Top Place to Live in the Country, out of 100 cities and towns,” according to a list from Relocate-America, a company that helps home buyers and sellers access relocation resources that make moving easier. As sales in the Tulsa area and nationwide increase and the local inventories of Tulsa homes for sale decrease, both Dunham and Wheeler are expecting homes sales in the Tulsa market to continue to improve.
