2M Realty Launches Flexible Listing Program for Houston Real Estate Market

2M Realty launches the FlexList™ program for its’ Houston real estate office. Sellers now have the option to actively participate in the sales process to reduce the commission paid at closing. This program saves Sellers thousands of dollars while still offering a 3% commission to buyer agents.

In the Houston real estate market, Sellers have traditionally paid a 6% commission upon the sale of their property. This commission is usually split equally amongst the Seller’s and Buyer’s agent. 2M Realty now offers a flexible listing program, FlexList™, that lowers the Seller’s total commission paid yet it still offers a 3% commission to the Buyer’s agent to provide the same incentive as other properties for sale.

“With the ease of the Internet and advent of For Sale by Owner services (FSBO), Sellers are empowered, now more than ever, to get involved in the real estate sales process”, said Mark Martin, principal broker for 2M Realty. “Sellers want to save money on commissions and are willing to work alongside their listing agent for the opportunity to save thousands of dollars at the closing.”

The FlexList program is a tiered commission structure that ranges from 1% - 4% of the sales price. This program allows the Seller to receive professional support and market their property as FSBO, while simultaneously being marketed by 2M Realty in the Houston MLS and to other real estate offices and agents. The commission structure is as follows:

a) If a cooperating broker finds the Buyer, the cooperating broker receives 3% of the sales price and 2M Realty receives 1% to negotiate the contract and manage the sales transaction. This saves Sellers 2% over traditional commissions.

b) If 2M Realty finds the Buyer, and there is no cooperating broker involved, 2M Realty receives 3% of the sales price for finding the buyer, negotiating and writing the contract, and managing the sales transaction. This saves Sellers 3% over traditional commissions.

c) If the Seller finds the Buyer, the Seller pays 2M Realty 1% of the sales price to write the contract and manage the sales transaction. This saves Sellers 5% over traditional commissions.

“Discount commissions were introduced to Houston homes for sale in the past but they were mostly met with resistance from cooperating brokers”, said Martin. “One of the main problems was the discount was expected to be shared by the Seller’s and Buyer’s agent. That expectation removed incentive for the Buyer’s agent to show homes offering discount commissions since comparable homes were offering traditional Buyer’s side commissions of 3%. Thus, when the Buyer’s agent was given a choice of showing a home for sale with a full commission versus a home with a discounted commission, they would likely show the home that would pay a full commission.”

The FlexList plan appeals to both Sellers wishing to save money and Buyer’s agents who want to earn a traditional commission. This plan also provides incentive for 2M Realty to offer Seller support in a FSBO transaction, plus the monetary incentive of a traditional Buyer’s commission if 2M Realty finds the Buyer.

With the FlexList program, Sellers may have to do some work and share in expenses that are usually expected from the Seller’s agent if a full commission was paid. That work can include property showings, hosting open houses, and receiving property calls, as well as sharing in the marketing costs. In return, though, Sellers get the opportunity to save thousands of dollars. For example, if a house in the Humble real estate market is sold for $200,000 using the FlexList program, the Seller can potentially save $4,000 up to $10,000 over a traditional real estate commission.
