Seattle-based R.D. House Real Estate and Property Management received a nomination for the 2010 Business of the Year Torch Awards, which are sponsored by Better Business Bureau of Alaska, Oregon and Western Washington. Entries were submitted by March 1, and winners will be announced in April, according to the BBB. The Torch Awards honor companies that have demonstrated excellence in the marketplace, with one company chosen as Business of the Year in both small and large business categories, and specific awards in the areas of Customer Service, Community Involvement, and Innovative Business Practices.
Acknowledging his company’s nomination, Ricky D. Sadler, Owner and Designated Broker, said “We are both proud and humbled to be nominated for the Torch Awards. We started this company in 2006 on the premise that Residential Property Management could be done better and more effectively than what was available at the time. With the rapid evolutions across the internet, technology, business practices and consumer expectations, we saw an opportunity to build a business model that was more personal for tenants, more responsive to client expectations, and more competitive within the market”. He continued, “The market response to our model has been enormous, but few things are as rewarding as this nomination, because it signifies that aside from the business model or our achievements in the marketplace- we make a difference to the people we work with, and to the community in which we work”.
Mr. Sadler highlighted that the company has focused its efforts across both time-tested best practices and new innovations that improve the company’s ability to deliver more with less. The company’s core philosophy is an attention to detail in every aspect of the owner and tenant services R.D. House provides- “to ensure we do the basics right every time”. “In the day to day operations”, according to Mr. Sadler, “this means knowing each property personally- driving by often, walking the neighborhood, being aware of what’s going on- this is the single most important way to remain aware of obvious or potential issues with a property. Is the yard in great shape, is there litter or debris in or around the property, are the roof, gutters, windows, structure and other elements well maintained, does it meet the standards of the surrounding neighborhood? These are things that can only be well managed by frequent observation, and it’s a cornerstone of how we’ve built our reputation for R.D. House”.
That sounds like classic property management, but R.D. House also innovates heavily in areas such as online and social network marketing. Built on the vision to “re-define property management”, one fundamental way they do this is through an extensive online presence, including a blog and company page on FaceBook, unit advertising via Twitter, and “video walkthrough” features in online ads. The result is that “we maintain a lower-than-market average vacancy rate of 22 days on market by using these tools as a meaningful competitive advantage in leasing properties. In addition, we piloted a new program in 2009, called “Inside The House” which is a joint video ‘webisode’ and online blog companion, which focuses on fun, interesting, informative and sometimes quirky aspects of the property management business. We’ve had good response to the offering, and are now re-tooling our 2010 schedule for new episode production. This is a program for which we are really excited and proud”, said Mr. Sadler.
