On April 22, 2010 a new EPA rule protecting our children from the harmful effects of lead paint has gone into effect.

"Lead paint in homes has been a hot topic for many years. This law is certainly needed and long over due. It sets new requirements for the construction industry to train their employees on the proper handling and elimination of lead based materials,” stated Adam Perez of Perez LLC. “ While very important, this new standard for training will no doubt affect both construction workers and homeowners where we are all the most vulnerable…. our pocketbooks."

The construction industry and homeowners have had two years to prepare for the mandates provided in the bill since it‘s passage in 2008. The problem is – many homeowners remain unaware of the possible ramifications this bill could have upon their home.

A homeowner needs to know that any remodeling or construction made to a home that may contain lead based materials, must be handled by a trained professional in the construction industry.

After the work has been completed, the homeowner will receive important documentation. This documentation will be needed when the home is sold in the future. If the homeowner does not have the correct paperwork from a certified, trained construction company – there could be a problem. It may cost a little more to hire a trained professional, however, proper lead paint removal today will preserve the value of your home when you decide to sell tomorrow.

No one wants to see the cost of construction increase, even by a minimal amount. "This is a price we will all have to pay for the safety and health of our families," concluded Perez. "No financial arguments can be made."

Homeowners can educate themselves. Anyone undertaking a remodeling job in a home built before 1978 can read EPA rule (40 CFR, Part 745) Renovation, Repair and Painting Rule otherwise known as RPP. (http://www.epa.gov/lead)
