Energy Efficient Mortgages (EEMs) are now available for new home loans on custom homes in Colorado. An Energy Efficient Mortgage is a mortgage that credits a homes’ energy efficiency in the life of the mortgage. It allows the borrower to qualify for a larger loan amount while having a more energy efficient home.
“Our new custom homebuyers are becoming very energy conscious,” stated Mack and Andi Durbin, Broker/Owners of Rooftop Realty, exclusive marketing agents for Ohtama at Evergreen Subdivision. “With these new EEMs available our custom homebuyers are getting more home for their money.”
For all types of loans, FHA, VA, or conventional, the EEMs allow the lender to increase the purchasing power of the new homebuyer. Each program is different and can include up to 100% of the additional cost of energy efficient improvements to an already approved mortgage.
Qualifications do exist for these mortgages. A borrower needs to have a home energy rating before financing is approved.
