A Tampa Bay area office park developer has completed negotiations for lease or sale of 66,118 square feet of commercial office space in Clearwater in the last four months, marking a positive beginning to commercial activity in 2010.

Hallmark Development of Florida, Inc. has completed negotiations with several companies for lease or sale of 66,118 square feet of commercial office space in Clearwater in the last four months, marking a positive beginning to commercial activity in 2010.

"We've seen an increase in commercial leases and sales since February," said Paul Engelhardt, Vice-President of Hallmark Development. "It's very encouraging and goes against recent commercial real estate headlines. We believe our success comes from having quality properties and amenities that attract smart businesses and from our willingness to design creative solutions that benefit both sides."

USAmeriBank, a privately owned bank, has purchased 32,000 square feet. Headquartered in Largo, USAmeriBank will use the new office space as its Operation Center.

Brad McMurtrey, President of USAmeriBank said, "Hallmark Development's professional and responsive attitudes along with Airport Business Center's prime mid-Pinellas location were key factors in our decision process." McMurtrey added that USAmeriBank will be hiring additional workers as needed to support the bank's growth.

Other new Hallmark tenants at the Airport Business Center include AmeriLife Brokers Interstate Group and AmeriLife Life and Annuity Shop, which have leased a combined 5,857 of sq. ft. of office space. Queen's Pizza and Deli and Pico-Tesla Magnetic Therapies have also recently signed leases at ABC.

Douglas Zahm, P.A. and Consumer Tile and Escrow have leased a total of 18,271 sq. ft. in the Roosevelt Lakes Office Center across from the Carillon Center in St Petersburg.

Mary Kay Cosmetics and Third Party Benefits are the newest tenants to occupy office space at Hallmark's Enterprise Office Center in Clearwater.

Roth Staffing has leased office space in Hallmark's second LEED green building at Offices at Park Place in Clearwater.
