eNeighborhoods, the nation’s premier compiler of home and neighborhood information, has reached a data-sharing milestone with its 630th MLS IDX listing feed, collectively representing over 4.3 million listings and more than 40 million photos. eNeighborhoods is a division of Dominion Enterprises.

eNeighborhoods provides IDX data aggregation and property search technology to major real estate brands like RE/MAX, Century 21, Coldwell Banker, and ERA. eNeighborhoods also provides IDX services to popular website providers like Advanced Access, Agent Advantage, and Number1Expert, also owned by Dominion Enterprises.

Each MLS that authorizes eNeighborhoods as an IDX provider is a distinct listing source with differences in the formatting of data, frequency of updates, and the policies required by the MLS to remain compliant with local rules.

“The technical aspects of IDX data aggregation are just the beginning. Each agreement involves trusted relationships between eNeighborhoods, Multiple Listing Service (MLS) organizations, and our mutual customers – the brokers and agents,” said eNeighborhoods Director of Data Services David Harris.

Under Harris’s direction, eNeighborhoods has taken a leadership role in evolving standards for real estate data, through development of the Real Estate Transaction Standard (RETS). Harris was recently elected chair of the Real Estate Standards Organization (RESO) Research and Development workgroup. He will be participating in the “Business Cases for Standardization under the Real Estate Standards Organization” roundtable session at the NAR Mid-Year Conference in Washington, DC on Thursday, May 13.

“Our IDX property database powers some of the most popular consumer websites, so the information needs to be hosted in a high-performance, secure environment. We’re proud that our team has been able to develop an infrastructure that allows us to manage a vast amount of data while maintaining business rules to accommodate local MLS mandates for display on broker and agent websites,” according to Harris.

We’re now covering a solid 90-95% of the national MLS footprint,” said Andy Woolley, vice president and general manager. “Even more important is the emphasis we’ve put on improving the quality of the data, through our data standardization efforts, geo-coding, adding commonly referenced neighborhood names, and updating more than one-third of our data feeds every 30 minutes to provide our customers with the freshest data possible.”

In addition to aggregating and maintaining listing information, eNeighborhoods delivers productivity tools that make it easy for brokers and their agents to display listings and generate their own traffic and leads.

IDX, or Internet Data Exchange, is an important real estate marketing technology that enables brokers to show listings from local MLS organizations on their own websites. IDX agreements benefit brokers by enabling them to generate exclusive traffic and leads to their own websites.
