Buying down the tax rate at Mahogany provides a tremendous long-term benefit for consumers.

Brookfield Homes has reduced the tax rate to 1.17 percent at Mahogany at Old Creek Ranch in San Marcos, saving new homeowners thousands of dollars.

“We are constantly looking for ways to assist prospective buyers,” said Lora Heramb, vice president of sales and marketing for Brookfield Homes. “Buying down the tax rate at Mahogany provides a tremendous long-term benefit for consumers.”

The 1.17 percent rate is based on a Mahogany sales price of $596,900. The tax rate will increase or decrease based upon the actual sales price of the home.

Homes are now available for immediate move-in at Mahogany including the popular two-story Plan 2. This floor plan features 3,533 square feet with four bedrooms, bonus room, 3.5 baths, a two-car garage with huge storage area and a downstairs master bedroom suite. Pricing for Plan 2 homes starts at $644,900 and includes front and backyard landscaping, granite kitchen countertops and stainless steel appliances.

“When analyzing quality and cost per square foot, Mahogany is a great value compared to similar-sized homes in comparable neighborhoods just blocks away in La Costa Oaks,” said Heramb.

One two-story Plan 3 home is now available for 30-day move-in. This turnkey residence, Lot 3018, is priced to sell at $649,900 and includes upgraded flooring and window treatments, installed front- and rear-yard landscaping, and builder incentives to be used toward closing costs. This move-in ready Plan 3 home has 3,556 square feet with four bedrooms and four bathrooms.

Mahogany also features a popular single-story Plan 5 floor plan, with either three or four bedrooms and three bathrooms. This best-seller has been sold out for months, but one Plan 5 recently became available, priced at $596,900. This home features a great room, large kitchen with loads of cabinets and countertop space and would be available for move-in by the end of the year.

In addition to incentives, Brookfield Homes currently offers a $5,000 referral to anyone who refers a person who buys a home from Brookfield.
