"We want to stabilize our operating costs. Companies that depend primarily on real estate closings are more vulnerable to the large fluctuations inherent to real estate markets."
Henderson, NV (PRWEB) February 3, 2011
Shelter Realty Inc., a real estate and property management brokerage based in Henderson, Nevada officially opened its doors on January 1st, 2011. The brainchild of majority owner, Tony Sena, Shelter Realty is quickly setting itself apart from traditional brick-and-mortar real estate companies by heavily utilizing web based technologies to serve its clients as well as help its business carry less overhead costs.
Mr. Sena's unique business philosophy is to aggressively grow the property management division which forms the financial base of the company. “We want to stabilize our operating costs. Companies that depend primarily on real estate closings are more vulnerable to the large fluctuations inherent to real estate markets. Our firm will rely on our steady property management revenue which will allow us to absorb leaner months when real estate closings slacken.” said Sena. Currently, Shelter Realty leaps into its market with close to 200 existing property management accounts which were brought over from Mr. Sena’s previous brokerage.
Tony Sena has deep ties to the Las Vegas valley. He is a former Henderson Police and S.W.A.T officer. His wife, Jennifer was also a teacher in the Clark County School District for over 12 years. Mr. Sena has been a licensed Realtor® since 2001 and was formerly the designated property manager with North American Realty of Nevada.
Shelter Realty relies heavily on technology in all aspects of its business. Landlords being served by the property management division can interact and stay on top of their properties through Shelter’s nearly virtual systems. Tenant screening, market placement, billing, repair services are coordinated through the use of cutting edge software programs which allow landlords to communicate quickly with their individual property manager.
An additional critical tool for the growth of Shelter Realty is Mr. Sena’s background in search engine optimization (SEO) and search engine marketing (SEM). Mr. Sena has been involved in Internet Marketing since 2001 when he launched is first real estate website.
Short sales have been a principle component that Mr. Sena will continue from his previous brokerage. Recognizing the importance of short sales in the future, he hired Paul Rowe to run his short sale division back in 2008. Short sales now comprise approximately 45% of the available listings on the Greater Las Vegas Multiple Listing Service (MLS), having almost tripled during that time period. “Short sales are preferable to foreclosure in so many ways. Despite the difficulties we encounter in short sales, there is a vital need for them in the real estate recovery and we welcome meeting that challenge for our clients.”, he said.
