"Real Estate Realities" for 2011 Focused on Providing Specific Market Updates and Explaining Important Details of Sales Process for Home Sellers and Buyers

Melamed, an Associate Broker with Long & Foster Realtors, announced today the introduction of Real Estate Realities, a new series of free webinars for Northern Virginia home sellers and buyers in Fairfax County, Alexandria and Arlington. The free 30-minute webinars begin on Wednesday, March 16 and focus on the particular competitive market conditions and factors that home sellers face in specific areas of Northern Virginia.

Melamed started the webinar series to educate sellers and buyers on the meaningful details affecting the Northern Virginia real estate market.

"Real estate transactions are filled with many details and decisions and involve a variety of professionals. So the process can be a challenge. However, neither buyers nor sellers like surprises," Melamed said.

"One of the lessons from the bursting of the housing bubble is that it is very important for home sellers and buyers to understand these decisions and details that go into a sale or purchase of a home," Melamed said. "These webinars are designed to reduce the element of surprise."

The first five webinars provide details on the specific competitive markets for home sellers in the Mount Vernon, Fort Hunt, Alexandria and South Arlington areas.

"To successfully sell your home, you should know what your competition is," advised Melamed, who is an Associate Broker with Long & Foster in Virginia and is also licensed in Maryland and Washington, D.C. "What sold within the last six months is important, but also knowing what homes are competing now with yours may be even more important," she explained. "At the same time, that's not all home sellers should consider either."

The free webinars scheduled for the rest of the year will explain many important factors affecting a seller's decision to sell his or her home, she said.

"For example, we'll discuss the fact that the asking price or the price in the buyer's offer often do not give the seller or the buyer an accurate picture on the profit or cost of a home," Melamed said.
Other topics scheduled for this year include:

  • How different types of appraisals are used in real estate and why home owners should understand the difference;
  • What sellers should know about buyer financing and mortgages; and
  • The role tax assessments in Northern Virginia play in a home buyer's decision.

Home buyers should find these sessions interesting because the more they know about what sellers face, the better prepared they will be as well.

"While sellers want top dollar for their homes and buyers want to spend the least they can, everyone wants to be treated fairly in a process that they understand. The real estate process should not be a big mystery to anyone, and these webinars will help people understand and be better prepared for one of the biggest financial decisions of their lives," Melamed said.
