Now celebrating its 50th year in business, HAR-BRO, Inc., one of the largest privately held emergency services and restoration contractors, reported the completion of the first phase of a major reconstruction project in Las Vegas, Nevada. HAR-BRO worked with the property owner, property manager, and insurance adjustor to fully restore Sunset Plaza, a highly visible strip mall center, and deliver an energy-efficient green space for new tenants.
A fire started around 10:00 P.M., Sunday Oct. 24th, 2010 in a tenant space occupied by a retail store selling seasonal Halloween costumes, accessories, décor, etc. The cause of the blaze was thought to have been an electrical fire, possibly sparked by flashing strobe lights used in a haunted house display set within the store.
The fire damage affected 6000 square feet of the interior of the building, while also damaging approximately 2500 square feet of the roof that had to be completely removed. HAR-BRO was on the scene within hours of the incident, assessing damage and handling emergency construction services to secure the property. Part of their service was to assist fire investigators with their duties and perform a complete demolition of the fire debris so that an accurate understanding of the required repairs could be determined. At the same time, HAR-BRO worked with the owners on a rebuilding plan.

All interior walls had to be stripped down to the original structure. Since the building was constructed in the late 1970’s, it was not up to current building code standards. Some of the improvements in construction methods during the ensuing decades include material upgrades, required fire blocks or stops, and compliance with new energy standards.
“Fires and other disasters are very traumatic for owners, and appear at first to be a tragedy. In this case it was fortunate there were no personal injuries sustained. But at HAR-BRO we work with the owners and their insurance adjustors - to make certain they get the best re-building outcome possible. We are sensitive to the situation,” stated Dan Blackman, Branch Manager of the Las Vegas location. “Our client gets a bright, energy-efficient property, which is attractive to tenants who are looking for clean, new space where utilities will be minimized. We help mitigate trauma and add value through reconstruction.”
During the restoration, HAR-BRO reconstructed the damaged property utilizing top quality materials like R 30 batt insulation double-pane glass store front windows (previously single pane), and state of the art 13 SEER energy efficient heating and air conditioning systems.
The complete structure was rewired with new breakers and upgraded GFI receptacles where required in the bathrooms. Four bathrooms were completely reconstructed and built to ADA compliance. The lighting installed is energy efficient florescent.
