601 Polk Building In Downtown Chicago

Facility Gateway Corporation (FGC) announces its partnership with Pi Data Holdings, LLC-(PDH) for the development and management of the 601 West Polk building in downtown Chicago following PDH’s recent purchase of the building. Representing Ten X Capital Partners in the sale to PDH was Laurance Lewis, President of Corporate Site Selectors, Inc.

601 Polk has many qualities that are favored among company’s perusing the market for data center real estate. The building’s proximity to a sub-station ensures that an abundance of power, which is paramount in a functioning data center, flows plentifully into the building. In addition, FGC and PDH are working to bring more power into the building while building out existing additional capacity. The building is also situated on the primary Fiber-Optic ring serving downtown Chicago providing the building’s existing rent roster of Fortune 500 and similar companies with diverse connectivity.

“Not only does 601 Polk have that rare confluence of power and connectivity, which is scarce in downtown Chicago, but if one needs more than 20,000 square-feet of real estate on a single floor, then 601 Polk is the only building in downtown Chicago that can accommodate that need today,” says Lewis.

Due in part to the fully-leased, 1.1 million square-foot data center at 350 E. Cermak, data center real estate in downtown Chicago is at a premium. Because of the shortage of data center real estate, companies are desperately searching for cost-effective, quality real estate.

“With an exhausted supply of real estate options in downtown Chicago, our goal for 601 Polk is to refuel those options so that we can accommodate the end users’ demands for more alternatives. When we found the property during site selection, it was apparent that 601 Polk would be a good investment and development opportunity,” explains Jason Perry, COO of Facility Gateway Corporation.

The building will immediately undergo extensive renovations to its first floor. The 25,000-foot build-out will be supported by Facility Gateway Corporation’s experienced Engineering and Installation Division, which is one of four divisions that Facility Gateway Corporation is leveraging in crafting 601 Polk to be a premiere contender in Chicago’s downtown IT market.
