Gilbane Development Company announced today that development is underway on two new projects at George Mason University’s Prince William Campus in Manassas, Va. Gilbane and Cannon Design have been selected by George Mason University to design, build, finance, and lease a new mixed-use graduate student housing project and life sciences laboratory building.

The two projects are being delivered under Virginia’s Public-Private Education Facilities and Infrastructure Act (PPEA).

The graduate student housing, scheduled to be completed in August 2012, is a five-story, 105,000 square-foot mixed-use project providing 152 beds specifically suited to students enrolled in Mason’s Medical Education program, as well as 15,000 square feet of retail space and 10,000 square feet of Mason program space on the ground floor.

The privately-leased retail space will provide a variety of casual dining and convenience retail amenities to serve the campus community and surrounding Innovation @ Prince William business park. Dining space will include outdoor seating in a pleasant, plaza setting across from the beautiful Hylton Center for the Performing Arts.

The life sciences lab building, scheduled to be completed in January 2013, is a three-story, 75,000 square-foot facility comprised of 58,000 square feet of Mason laboratory/office space – including the Center for Applied Proteomics and Molecular Medicine “CAPMM”, other programs including University Research Labs, and shared support facilities – along with 17,000 square feet of privately-leased incubator space. Proteomics, the study of proteins, is considered to be at the cutting edge in the study of biological systems and applied molecular medicine.

Primary team members for both projects include Gilbane Development Company (developer), Gilbane Building Company (builder), Cannon Design (architect/engineer), Timmons Group (civil engineer), and M&T Securities (financing), plus Potomac Development Group (retail leasing/advisory), Transwestern (incubator leasing/advisory), and Campus Advantage (student housing property management).
